I drive thru Georgia twice a year on the way to the Fla Keys. Georgia cops are unlawful redneck hicks. If I leave Ohio it will be North Carolina. Still stuck in the sixties

None of those are actually relevant and comes off made up. Healthcare is really associated to your doctor, there are good and bad in every state. Guns deter crime so not sure why that would be a bad thing. Traffic is not exclusive to any city in any state.

I've lived in SC, GA, and TX, frankly, cost wise I feel that SC is cheeper. Maybe you could dig into the comparison of SC and TX. Example: property taxes in Texas on the same value home; property taxes - about the same but the school taxes on top was about 2 times as much ($2k property, $3k+ school). That covers the income tax you pay in SC. The cost of water, insurance all seemed higher in Texas. What do you know, or can find out?

Since you promote South Carolina and seem to deal with most of your real estate in that state then you have to take your comments about other states with a grain of sand. Esp with comments like insects, snakes and gators which all can apply to all the SE states. And why did you add frogs in with insects? :-) Minor point, estivation is the opposite of hibernation - when animals go dormant and estivate in hot weather.

Having a home in FL and a Vac home in GA I can say they both are great states. You aren't even close about staying in your house spring to fall. I went thru some pretty hot summers in Ohio. You don't even stay in all summer in FL. Besides that is what pools and ac are for. There is huge difference between Atl and rest of state. Depends what you like but you can find it.

I was born and raised in Florida and moved to Georgia. No place is perfect but as a retiree Georgia is an excellent state for taxes and there are some great towns just outside major cities that offer low crime rates, decent schools, and a good quality of life including health care. Most of the people moving to Georgia, particularly the Atlanta area younger people while Florida is one big retirement community with Disney stuck in the middle. The state government in Florida is horrible, yes even worse than Georgia. I could go on a rant, but to no real purpose just needless to say the Florida I grew up in is sadly long gone. All the negatives of Georgia are multiplied in Florida. The weather, bugs, critters, and pollen are what they are. When you add in the cost of homeowners insurance and skyrocketing property taxes Florida is a very expensive state to live in. There is also a ticking time bomb in Florida most people are not aware of and that is Citizen's Insurance. This is the state backed insurance company of last resort when you can't get any other. Over 1.3 million homes are insured and the number is expected to be over 1.7 million by the end of this year. Citizen's is requesting double-digit rate increases this year and are expected to continue to hike rates for the next decade. Why? Because one Cat IV or V hurricane that cuts across the state could wipe out any reserves and require the Florida taxpayers to make up the difference at a substantial cost. Ready to see double-digit property, gasoline, and sales tax increases? Just move to Florida and you will have a front row seat.

Georgia IS on my mind.

I've only been to Savannah, and it's like Paris in the middle of the USA. It's stunning. BUT! I went to the famous Bonaventure cemetery there, which is enchantingly beautiful, especially to history lovers. On the way there, for the first time (I'm a naturalized American who lived in several states) I could see the effects of slavery. It made me want to cry. The slums. I bow down to every person of color who made it. I congratulate you. Your family's path was far more difficult than most. And then I went downtown. And you're in Paris again. Cobble stones, stores, restaurants, carriages, expensive cars, hotels, delicious sweets, summer nights even in November...
That "eleven months of summer, and January" comment made me chuckle. I visited in winter, and that exactly was my thought: if this is winter, what's summer like? How did they do it? All the newcomers, but especially those who put in hard labor. I can't even imagine. We owe the slaves so much for building this country for all of us. That's one thing I would mention in some way. Not trying to politicize. But unless and until we look at it with honesty, it will not go away as a problem, as a dividing force. The African ancestors brought here as slaves didn't ask to be here, and generational trauma left behind is massive. I have no idea how anyone managed to move up in life from it. It needs to be acknowledged that it's more visible than in the North. But I saw it in Georgia more than in Texas and Florida.

From WC, my son & wife moved from TN in 92 and have lived in 3 different Suburbs, about 15 years ago they bought a weekend home in N GA Mts. And stayed there on weekends! About a year ago they moved permanently to mts. 65 & 85 miles from work, they can work 2 or 3 days a week from home, and use Peach Pass on I-road! Days in Metro area are rough, but 4 to 5 days a week in mts. Are definitely worth the hassle of the other 2 to 3 days! Oh, and the weather is close to the weather that they left in NE TN! Not near as bad as Atlanta!

A columbus resident hear! Columbus specifically. It's a shit show low wages and high rent or housing. High taxes especially splosh special sales tax for who or why? Sales tax even on food is 10% state prisoners actually do all city services like trash, sewer etc chaingain slave labor that you are taxed and expected to pay for but it's absolutely free labor

You missed the high property taxes being assessed each year. They increased my home tax value in last year $44,000, and this year the went up another $30,000 Good if you are selling, bad if you're planning to stay in your home.
