There are definite tax advantages to making a rental property also your primary residence in order to manipulate the tax situation because that’s possible. However, his interest rates were kind of imaginary. Also, there are other reasons that you may or may not want to do something like that. Both financially impersonally. If it’s not a good deal to do regardless of the tax situation, it’s probably not a good deal to do.

Definitely talk to an actual tax/financial consultant about something like that first

People can make money at insurance, but they really get rich and you have to stay on your game and know what you’re doing. $20,000 a month is not what people will be making right out of the gate and even if they do make it it’s not a recurring $20,000 a month in most cases. If you refinance and reduce interest from 22% to 18%, it probably does skip 3 payments, but at the very end of the loan. Meaning, refinancing can reduce the number of total payments, but it does not skip any upcoming payments. It simply means you pay off the loan a little bit faster. There’s no windfall money here like this person thinks.
