HOA Operating vs Reserve Account?

These guys have no integrity. There is no training or even advise they claim to provide. HOA Assist acts like a hub between homeowner and HOA literally just forwarding emails back and forth. HOA Assist would even do an ilegal things on request of HOA. Like blocking accounts and stopping your payments with intent to charge late fees. When it really comes to it HOA Assist openly states they don't want to get in the middle.

Why don't you talk about something serious? What about the use of "pass-through" classification of assessments to remove all accountability by the HOA/Board/for profit LLCs, etc. Our HOA classifies 60 percent of assessments (all recreational assessments and over 4 million per year) as a pass-through account (against GAAP, GAAS, ASC, and state and federal statutes). This effectively leaves our HOA INSOLVENT. Our HOA is the Wickenburg Ranch Community Association owned by Larry Van Tuyl (who also owns all the privately held LLCs "servicing" the HOA), Our yearly financials were audited and given an unqualified classification. However, the auditor placed the recreational assessment pass-through account under expense, while the HOA's financials (those given to the homeowners), placed the account under income. After this discrepancy was pointed out, the developer/HOA stopped all audits and also stopped the annual open meeting (which was never really open--but a zoom call with no homeowner participation.) Most of our homeowners are elderly, and they will never be able to recover. If this isn;t bad enough, these "accounting scams" are starting to be copies by various other developers/HOAs and by Larry Van Tuyl and M3 throughout the US. HOW YOU HAVE SOMETHING INTERESTING TO DIG YOU TEETH INTO.
