You are engaged in investing, but you go to places where you do not need to invest at all, Budva is very expensive and very low-cost. If you bothered to study the development plans, so that you understand that you need to invest now in the Lustica peninsula (Rosa), where work is already underway on laying a water pipeline, a new highway that will connect Herceg Novi and Lustica by ferry, and all traffic will go through Lustica. Budva is an investment for fools, marginal prices are not for investment. It's amazing that you are looking for investment where it is not needed.

ОтветитьI'm surprised that this would have 95% occupancy rate during high season at a price of €220 p/n while renting for peanuts (comparatively) out of season. Somehow can't see the tourist demographic of mainly eastern Europeans paying that much, because I certainly wouldn't. However: No experience with that geographical area, hence surprised.

ОтветитьI just went back and watched the explanation of the numbers again. She charges a 30% management fee? That seems excessive. Did she really mean that her company charges 30% of the monthly rent as the property management fee? Is that normal in Montenegro?

ОтветитьIt's a very interesting material. Everything looks nice, but there is one concern: too low building maintenance is not good for long-term value of the property. It looks like nobody cares what the condition of the building will be, say in 20 years. With that pocket money collected from owners I don't any see any chance for future facade painting of a major roof repair. Then, someone trying to resell it in the future may find his building being old and ugly with plenty newer developments around.
