The reason this house has yet to sell is because it's directly off Route 66. There is absolutely no privacy here. I don't know what the city limits are but if you can build a high fence surrounding the property there may be hope. Also, this absolutely glorious design is sitting on a lot way too small for its purposes. You'd need at least 2 acres to maximize everything here.

And I agree about removing the tennis court—it’s used by so few—and replace it with flower and hedge gardens ala British style, play area for kids, grassy areas for volleyball/badminton, a gazebo, and/or other family and beautiful places. But there’s nothing I would change in the home❤❤❤I just love it❣️
