ОтветитьI kindly suggest a second look at your calcs, as this math does not add up to a 15.08% IRR. If you are using either a financial calculator or an Excel model, here's what the cash flows should look like:
Year 0: -$100,000
Year 1: $7,010
Year 2: $7,585
Year 3: $8,260
Year 4: $8,886
Year 5: $9,416 + $47,320 ('net reversion) = $56,736
IRR = -2.987%
I may have missed something - or, there's something missing in the numbers. To get a 15.08%, you would need an ADDITONAL $100k in Year 5, added to the $56,736. If that missing $100K is your original investment, it was not explained where or when that was returned. Only trying to help.
Seth you haven't confirmed whether or not the total you are saying is a possibility in this example is 188k. Multiple people have asked for this confirmation so please confirm. Thank you great video.

ОтветитьDo you also get back your 100K? If so, you put in 100K and get back 188K within 5 years...can that be right? I'm becoming an LP for the first time, trying to learn more about syndications so I can graduate to bigger unit numbers, but I'm having trouble understanding AAR and what the total number an investor will (likely) walk away with after 5 years, if they put in 50K or 100K. Thank you.
Ответитьdid you forget to show the sum? i.e i hope you meant to say the investor get 100k back plus 47k sales revenue plus 41k coc right? not just 41+47?
