Ответитьmy advice to anyone wanting to build one of these thinking its going to be "cheap", if you can't do the vast majority of the work yourself (with the occasional friend/family helper willing to work for cheap to help the cause), as well as knowing some plumbers and electricians willing to give "the friend price", the labor costs to make it a home will murder your dreams.
that said, if you are like me and have worked in skilled trades building homes most of your life, it truly can be a financial cheat code being able to waterproof, frame, insulate, hang and tape drywall, paint and install everything needed to make it a home yourself and call a few buddies who own plumbing/electrical companies to give me the homie price. i'm a drywall taper by trade but i've done a bit of everything. from tile to framing. it's a big asset if you are going into this, you have to be a hands on owner. subbing everything out and using a gc will break your bank if you are coming into this thinking it'll be cheap.

ОтветитьJust purchased a huge barndominium with 4500 square feet of living space, had no issues getting financed, and contrary to others on this thread very best insulated house I ever owned, the end of October, and still did not need to heat anything! Wish I would have done this many years ago.

Are Barndominium's harder to finance and appraise? Kinda like pre-fab homes?

Random question what is the percentage of people who build these that do not finance? Seeing a ton of them on acreage I would assume a lit of build someone moves a few acres and just pays. Of course that keeps banks slower to come around to them
ОтветитьSo i have a different type of financing question... I'm going a different hopefully debt-free or minimalist amount of debt by a multi-year barndo build. Would breaking up the costs into manageable personal loan for each phase (not getting new loan until previous phase loan is paid off)... less expensive than say (one lump sum building loan) with a type of multi-year loan?

ОтветитьWhen we bought ours it was a new build on 10 acres. 2 Story Metal building. But I never mentioned the term Barndomimium. The bank never asked. Same bank I had used on a previous house. Never really thought about the refinance deal. But we closed in Jan 2021. Rates were still great at that point.

Why would a bank pay for the closing cost? Would they agree to that in the initial contract and if so, what are they getting out of it?
