Come to NB and NS and see what the stupid ontarians have done here with the housing market. Basically in the Atlantic provinces the houses are for ontarians and bc people locals can’t afford anything now specially when they buy cash with no inspection.

It's actually because 90% of canadian land is not privatized but is "crown land" that you can't take a loan out on

I have been looking into building in Quebec and builders are quoting $400/sf not including land or landscaping. I asked why it’s so high, and answers generally point to the government: labor is in short supply because there’s red tape on certification of labor, public construction works suck up available resources (paying high rates at the expense of the taxpayer), material costs are skyrocketing (worsened by Canadian restrictions and import tariffs), municipal and provincial zoning laws prevent building, etc etc. The ugly truth is that governments don’t care, because they’re funded by companies and people who profit from the housing market. Regular people are left with empty promises and can’t afford housing for their families.

Dude let's be real make down payments 20% minimum for first house. any second home sorry no mortgage. pay full pop and same with cottages and resort properties. You know 20 years a go 500sqft and under you couldn't even get a mortgage. So we live in a world that's not reality. It's a wild world of banks and lenders making huge interest off made up money no one has even made yet. It's fuking bananas... let's get back to all understanding if you didn't get born in to big money your a broke fool stop these huge mortgages and car loans like dude don't own his house don't own his car yet all the neighbors think John's doing really well... haha he makes monthly payments he's broke..m

Great video! I am friends with a large developer in Vancouver and he was saying that 25% of the cost to build goes to the city. He also says that they will not build mid or low grade homes because they can not charge a premium for them, the profits are more in the high end market. this is why in Vancouver you will never find a new affordable entry level home to buy, Too bad life has become this way. It's sad.

99% of foreigners purchase Canadian real estate through their Canadian permanent resident family members. It doesn't take a rocket scientist to figure this out. The foreign buyers ban is just political theater, it makes for a good headline, blame an invisible enemy. What's even more comical is that it's only for two years, when it will magically be lifted right before the election lol

Hey Matt, how difficult would it be for a foreign buyer to register a Canadian corporation and buy a home through this vehicle? Could this be an easy way to bypass the foreign buyer ban?

I disagree. I know someone who's building 2000+ sqft home (bungalow type with just a small loft) and with and it'll cost them around 550k.

Developer fees and taxes are exceptionaly high because that is how municipalities collect a large portion of their revenue. The alternative would be to make property taxes higher. Voters who own homes dislike that idea, so politicians keep it status quo. Basically it's how as time goes on the wealth gap grows more and more. But Canadians love to see their home values go up and their property taxes staying low.

I’ll tell you why, coz there are subprime mortgages which inflates demand and prices and when the bubble bursts people blame game.
If demand is with respect to the actual money people make, everything would take care of itself.

The building materials and labor are also expensive and have been for some time now. In Normal Canada these costs are about $250/per sq./ft. Example - a normal family home of let's say 1300 sq./ft.. would cost $325,000 - ouch. Plus the cost of a serviced lot, perhaps Regina of maybe $200,000 - Darn expensive in my mind - 😱What mind? 🤣
