love the transparency! I bought in Joshua Tree back in 2020 and after a ton of remodeling, I decided against the short term rental route.I mostly used it myself and shared with some friends. I am finally prepared to list it as a longterm rental. We'll see how it goes...

Ive cleaned pools before professionally. It sounds that your heater failed because of chemistry issues. You have a pool cleaning company do this for you, that would mean they are the issue. It may be hard to prove at this point, but going forward you can find ways to mitigate this. If you look at how commercial pools are ran. Ie county and public pools, hotel pools ect. They are required to have there chemicals added via an automated system. This ensures the health and safety of the swimmers because it monitors the chemicals and adds them very gradually. It also can help to ensure the proper chemical is being added. For instance a heated salt water pool you wouldn't want to add muriatic acid too because it can eat away at copper heating pipes. But, a newbie pool cleaner might "forget" and dump it in. Maybe this could be a route, but it may be expensive. Another cheaper alternative could be to have a 3rd party pool cleaning company just stop by every so often and and do a simple water chemistry test. They dont need to be the ones adding the chems just have them perform the test and give you the results and their recommendations on if the chems are balanced. I would suggest having them stop by the day after the first cleaning guy was there. Obviously this isnt going to let you know if the wrong type of acid was added to the pool. But more so if to much or to little. Just some thought to consider. Oh and fyi if the heater had metal pipes and they corroded it would probably leave stains in the pool, usually near the jets. But hey maybe the heater just had a random bad board in it. Everything is made in china these days.

You could use a comparative sales report instead to compare how you did YoY. That is, if you didn't rent in January and half of February you exclude the same period from last year. Same for periods blocked last year. This way you compare apples to apples.

Our airbnb is one of those suburban airbnbs that you are talking about,. its a duplex we live on one side and airbnb the other. First of all we did long term and constantly tenates destroyed our house. the last lady left a painted sofa that i had to dispose of (pretty pricey to take those to the junk yard), her son drew on the walls, and more.she also didn't pay her last months rent and skipped town.we never raised the rent on her even when our property taxes went up and she treated us like that. after the fact i find out she ran up a gas bill of 1000 that she never paid so i was left with that. i was done. we swicthed to airbnb/mid term rentals and never going back. our place is respected. also we have provided needed housing. one example a guest had cats and was relocating to austin from ca and needed a place to stay for a month, others are renovating and need a place to stay for a month with their dogs, we had a mid term stay for a lady whos daughter lost her vision and they needed accommodation. we have helped many people and i refuse to buy into your narrative that we are "the bad guys". we actually made 48k and had far less expenses and more profit than you. you ca certainly buy an airbnb in the mid west thats profitable vs california. the mortage is lower and cashflow is higher.
