If you plan to stay in an area for 7-10 years, if your rent is more expensive then your house with PITI + regular maintenance + hoa fee it’s a good home for you. Regular maintenance is at a minimum lawn care, basic repairs and yearly checks like hvac filters/cleaning and termite.
ОтветитьI am always leery when realtors encourage the madness of waiving appraisal addendums (partially or fully) because it only adds to the madness of this market. We have to normalize this nonsense. Realtors will usually encourage it because they benefit from a higher purchase price and a prolonged runaway housing market.
Your advice is usually great, but that bit is always bad.

And the price I was preapproved after uploading everything would limit my lifestyle desire. I can probably pick something today but I want to take my time.

ОтветитьI closed on my first house this week and I'm getting the keys tomorrow!!!! The first thing I'm doing once i get in, before touching anything is having my mom pray and bless the house!!! Y'all, the fact that I got this house as a 30 year old single woman for 10 000$ less than asking price is NOBODY BUT GOD. I'm beyong greatful.

The worst mistake you can make is to over pay. We’ve been here before. It’s very damaging to have 30 year mortgage and an upside down house. The market will eventually correct itself. The opportunity will come.

ОтветитьI worked on my credit for two years, finally got the preapproval I wanted and this market is crazy. When we were looking last year we could have easily had our dream home but now it almost seems impossible. I have to ask for some closing cost and maybe that is why my offers are getting over looked

ОтветитьI know someone who closed two weeks ago. she paid asking, half closing and thats IT! People can fix this problem by only Offering a reasonable offer. Once the seller realizes nobody is on the crazy train anymore they will bend. This market is a scam and definitely will crash sooner than later. Save your money people. Do not overspend. You will need your money for inflation of food and groceries. Homes are not extinct

Do you think this will negatively impact our chances of buying a house at the end of next year since it will come up as a new job that he hasn’t had for more than a few months when they pull the records?

ОтветитьI had to rewind this a couple of times, that 25-30% of your take home pay for a mortgage just sounds too low. 25% of your take home pay is usually less than you would pay for a decent apartment.
