If you’re making $15,000 from 10 rental properties gross you are not making $15,000 a month you’ve got to pay property tax you’ve gotta pay insurance you’ve got to pay for maintenance.
So a $15,000 gross income from rental properties is actually probably only 7500 a month or less. and if you have a mortgage, you’re probably just breaking even every month because you got to put money away for repairs.

I lost over $80k when everything started to tank. Not because I was in an exchange that went belly up. I was just stupid to hold and because that's what everyone said. I'm still responsible. It just taught me to be a better investor now that I understand more of what could go wrong. Munger and Buffett have both achieved an incredible feat with Berkshire. They've turned thousands to billions, and have made a lot of people wealthy in the process. I really saw the potential of the stock market by reading Berkshire's annual letters. I recently sold my $674k apartment in the Bel Air area and I'm hoping to throw it into the stock market. I just don't want to lose everything.

I think the retirement crisis will get even worse. A lot of people can’t save because of low paying jobs, inflation, and insane rental rates. And now that home ownership is out of reach for middle class Americans, they won’t have a house to retire with either.

With high market values and relatively high interest rates, how would a first time real estate investment buyer compete with local rental prices that are most likely going to be much lower than what the mortgage alone would be on the investment property?

The issue is that either the renter or the owner must in some way pay insurance and property taxes if they want a "permanent roof" with utilities like electricity, gas and water. Because of this, many people—at least in California, where I currently reside—are living in tents. No taxes, rent, mortgages, or insurance. The number of people who tell me they live in their car that I meet amazes me. Its crazy out here!

This is very amazing, I hope this inspires someone that it doesn't matter if you don't have any of them right now; you can start TODAY regardless of your age to invest and change your future! I wasn't financially free until my 40s and I'm still in my 40s, have already purchased my third house, earn on a monthly basis through passive income, and achieved 4 out of 5 goals. I made a wise decision when I decided to invest in the financial market

Very stupid video. Doesnt address how to get good credit or the fact some people will never have good credit because of their ethnicity. Doesnt mention how most banks want you to have enough income on the property, and for two years, before it can be used to offset your debts. Doesnt mention how renting out a room is a clear ticket for an IRS hobby designation. He most likely is already rich because statistically thats the only way to succeed with this method. Doesnt mention required licensing for managing several properties. Must be nice to just be rich and then make a video expecting others get handed things like you did.

Then minus home insurance and property taxes say $200/mo in property taxes and $100/mo in home ins now you’re down to $15k-$3k=$12k/mo and we haven’t even got to expenses per unit.

It’s crazy to see a lot of negative comments about how bad real state is right now!! Remember trash can be gold for other. I’m 20 years old bought my first house at 19 and yes everyone said it was the dumbest thing I could of done because of prices and interest and look I just close a duplex under my primary house with only 5% and put my other house to rent making 600$ of profit and the I’m charging 1.8k for one duplex and we’ll I been living on the other one for 5 months and my mortage is 2.6 so I’m paying 800 dollars for my front duplex but with my first house profit I’m living for 200 dollars with a duplex and once’s I have a years ima buy another one and ima be able to rent the current duplex where I’m living for 1.8k as well don’t sleep on because everything always going to make money as long as you do it right

This is assuming lower interest rate (much higher for investment properties), not factoring taxes; insurance; maintenance; management fees and assuming property and rent values go up or stay. Realistically, you will make 3 to 4% a year in Biden’s economy. Better to put that money in a bond and get passive income without a headache

With BRRRR strategy becoming more well introduced and educated, there are many buyers with goals to profit using such method. Yet the problem is that everyone knows how to calculate the number and work the formula. On top of already inflated market, it is almost impossible to buy a property to find any positive income without very big lump sum of down payment. Yes, you can easily say "make more money" or "save more money," but housing is so inflated, just to buy a decent property to live in is almost impossible in market like CA where i dwell for past 30 + years. Nowadays, banks pays out 5% interest for having the money just sitting in their CD or Mutual fund accounts. the window of profit through real estate is dead and BRRRR for average people is unrealistic, unless you are someone with experience and expertise, knowing how the below market priced property before it goes listed on MLS. Thach Nguyen! or If there is anyone out there who can teach us how to still make profit with BRRRR strategy, applying to current market, that is the golden information we would like to learn and apply in our investment. I appreciate the video and I am happy that your method worked for you in the past. However, most of the past methods, which used to work are being rapidly outdated and becoming unrealistic for current market applications. What do we do now?
