In 2004, I predicted that realtors would be paid less and less due to the Internet. As a buyer, I do the searching myself. As a seller, the title company does the closing. My realtor didn't even show up to the closing. Buyers assume most of the risk always. The commissions are part of closing costs which are part of doing business and always put into the price of any goods sold.

I would not sign a buyers agreement. If your not good I will go someplace else. Buyers can also deal themselves and just have a good real estate attorney.

I completely agree with you. The Buyers agent should have a contract in place with the Buyer. You spend all of your time to assist the Buyer. For the buyer to say, oh, I have a new friend in Real Estate is complete nonsense. You are professionals who need to be paid for your time.

In listening to sellers, I feel it is safe to say so many of them do not respect Real Estate Agents. Much like car salesmen, they find them to be greedy to make a fast buck. And this is far from the truth. It is 2024 and Realtors need to be treated with respect for their knowledge and experience. It truly is a profession. At Real Estate conferences, all of you need to agree to firm contracts and respect from the seller. Why should you have to allow someone to "negotiate" a commission from you? Stop this nonsense. You deserve to be paid correctly for your experience and hard work.

You said that the property taxes on that $5.4 million house was only about $10K/yr but if you scroll further down it says taxes are $3779/month which comes to over $45K/yr. Also, notice how Zillow estimates the house at half the amount UNTIL the homeowner lists it and then doubles the estimate to be in line with the sales price. Zillow is a total scam!!

I have heard that the real estate business is the last business to change due to the Internet. I would love to see the ending of the most feckless, insulting part of buying a home and that is Title Insurance. I here it cost over $15k. I have never heard of anyone putting a title claim on residential property. Unless it was like a mechanics lean.

sellers agent can work as dual agent. collecting more commission doing the job for both buyer and seller . In this situation the sellers agent now a dual agent doesn't truly represent either in the process. This will push buyers agents out of the market. Getting a listing to sell is much harder to acquire than representing buyer looking for a home.

should just be a flat fee. Same work regardless for the home. Access to MLS, legal paperwork , and guidance on market dynamics. This commission thing just incentivizes realtors to push people into high $$ deals further pushing home prices up.

Wow this is the first time I do not agree. It’s real simple if you want a service you pay. Realestate is the only business where I had to pay the buyers salesperson. I just sold my house and for a small home(under250k)I paid over 14k. Being a sales person myself I understand not working for nothing. But in this case if you’re a buyer you should allow enough money to pay for the service. Or you have to wait. Btw I asked my realtor to pay less than 6%. He did not. I got nervous w/the Michigan market and paid his commission. My home sold in 2 days. My point is so many realtors like other sales professionals do not work for the large amount they receive. Weekend warriors. I hired my realtor only because he had great marketing. That’s worth it to me. Was moving back to fla. Again everyone’s situation is different. Being a seller paying a buyers cost is so wrong. Just my opinion. Having just gone through this. Do enjoy your channel👍🏻

So I pulled the data for a major city and based on sold price to list price that properties offering less than 3% are netting no less and buyers commission offered at 2% or less are losing over five percent. So I also see that buyers agents are just going to ask sellers to contribute closing costs to bridge any discount to buyers agents.

Sellers have their own financial issues when wanting or needing to sell their house. Buyers financial responsibility problems are not more important than the Seller’s! It’s only fair that Buyers pay THEIR Buyers Agents who THEY have essentially Hired to Represent them! Buyers Agents are just crying because now they have to Negotiate Commission Contracts for themselves with Buyers and prove they are worth what they’re charging Buyers! It’s the Best and most important Win for Sellers to guarantee fair distribution of financial responsibility.

The listing agents don't want y o work they are getting paid anyway the buyer's agent deserves more money she or him sale the homes i think is fair that buyer agents get pay more i hire one listing agent she didn't do jack crap didn't even did a 2 hrs open house all she wanted was your homes is not price right i lower my home 3 times on till i got the message she wanted to sale my super cheap i told ok your commissions will lower too what 😮 yep i will lower your money 😮 oh no is not right yey it's i hire you to work for me not give my home away 😮what is not fair she call me and said i think if you lower your home to 400,000 it will sale yep right finally my home didn't sale i was glad she is gone of my life

This is going to be a worse crisis than 2008.

1) Rates have normalized back to where they are and should have been years ago.
2) Inflation and the money printer go brrrrrr inflated assets, especially homes.
3) The shadow inventory of homes being completed by not marked on the MLS, investment properties and the high number of Air BnB investment types are VERY high. If that dam breaks, especially since there is no emotional attachment, and they will drop all prices to get out before they lose too much money.

What could happen is that sellers advertise a three percent concession for closing costs on MLS, which is allowed under the new agreement, and realtors sign agreements with buyers to receive a three percent commission at closing. In the end the only difference is accounting entries. What I hope will happen is that buyers will finally realize the value of using a seasoned Board Certified Real Estate Attorney (especially those that have a real estate broker's license) to represent them to handle the biggest transaction they will make in their life.

I'm reading many of these comments and as a Real Estate agent, I can assure you that we work hard for our commissions. I'm not referring to "bad agents" who don't do their job and still get paid - I'm referring to agents who are professionals in their field and who work hard to get their clients the best deal possible. However, I can see how those who perhaps have only sold one home in their lives and got lucky that everything went smoothly may believe that agents are overpaid for what they do. I mean what could possibly go wrong, right? I respect those opinions, but having been on both sides of the fence, I can tell you that realtors earn every penny they get, especially when problems and issues arise in a transaction. Can you sell a home without an agent? Sure... but are you willing to risk the biggest transaction of your life to inexperience? How well do you know the market? When should you raise or lower the asking price? Are you offering incentives such as a home warranty, or agreeing to provide a higher credit towards repairs or even offer assistance with closing costs in order to attract buyers? Believe it or not, that is what usually happens with FSBO... And while avoiding agents may seem appealing if you are going to save on commission fees, sellers should consider all options. So, yes, a good realtor who knows the market, who has experience and who will work to get the highest price for your home is worth every penny of the commission paid.

Real estate agents are such narcissists. Those listings you showed were already down the drain. They’re in the past. There is NOTHING you have done which deserves loyalty. If you’re actually worth a shit, the breeze will blow your way too. More often even. This possessiveness tells a story of not bringing value.

Why would I even pay a listing agent 2 or 3% of the sale price to take photos and list it on MLS. On a 1M property the listing agent is getting 30k, the whole system is jacked up. In the UK the listing and sale commission is a total of 1%

If a buyer wants an agent - they should pay for their agent. If a seller wants an agent - then the seller pays THEIR agent. Very simple. Most people find homes via an MLS. I'm not sure what the problem is.

Real estate has become a scam game. People need to wake up, just because a house in the area sold for a certain price doesn't mean all houses should come up to that price. Especially if the house is smaller or doesn't have the same amenities. But that's the game now instead of the house selling on it's own merit's. It's all a bunch of BS just because of these agents and comps, which are comparable most of the time.

When I’m ready to sell my home and a buyer doesn’t want to pay the commission that they should be paying,then I just wait for a buyer to who is going to pay their Realtor.
Why should a seller pay the buyers Realtors commission…it’s the buyers problem not the seller .

I am trying to buy a property that is a manufactured home and it’s selling for 149,000 and the agent is telling me that my commission to him as a buyer is 4500. I am kind of like what the hell??

If someone wants to engage a service to be done, there is a fee for that work. The seller negotiates the fee. This is the way real estate has been done. What is the big deal? As a seller, you set the fee you will pay. It has always been that way and will be that way in the future. Don't want to pay anything? Sell it yourself. The settlement is much about nothing.
