oh you need to buy a home inspection. even if it's new. get a home inspector to help with your punch list.

This is what happens when the builders aren't real builders but developers that sub out the work to the cheapest bidder. Americans' can't afford quality, you can't afford a good carpenter. It's why everything we buy is plastic crap. It's all we can afford. But the profits are at all time highs Greed is king in capitalism.

Edward this is new norm. You're late to the party. The developer is cutting corners pushing GC's to rush the work so it can get on the market and sold. It's not just in Arizona either I live in Washington and bought a new 2,500sqft manufactured home from the factory in 2019 and it had many of the same issues. My home was on the assembly line for 96hrs that should give you and idea of how quick they pushing the laborers to get done.

Imagine signing over to buy a house before doing a basic walkthrough. (The problem lies with people not knowing what to look for when purchasing a home and builders not being held to a high enough standard). That mixed with the hyperinflation in some areas means you’re not getting a fair deal on these new homes.

As a prior home inspector, I can say new builds are the worst homes out there and never trust big builders like Dirty Hortons (as many like to call them).

As a former of a track build sub contractor. I can say 1st hand. These home builders don't care. The things I have seen pass is crazy. I'm glad this inspector is blowing up! Thx u guys

Another issue nobody wants to talk about is untrained labor - illegals. The general contractor subcontracts each step and many of these use illegals for the cheapest labor possible. You have no idea who is working on your home or their background.

You would not believe the issues I found even after the "professional" inspector left.

All the new homes are built cheaply and the contractors cut corners to get them built faster.
But we still get charged insane prices for shoddy workmanship because tax assesors assess a property so that the county/state can make bank in property taxes.
Always get an independent home inspector to check out a house before you buy it.
I'm not planning on buying a house anytime soon.
I'm just sitting back, scoffing at the 2, 3, and 400k pricetags for these overvalued but cheaply built places.

Hello- What it really comes down to is the quality and caring of the work that is performed from each and every individual, from the laborers on up to the 'qualified/licensed' persons. I recall the 'old days' when people actually cared and were proud of what they did whether it was digging a ditch, on up to the actual finish work performed in the home.

Buyers need to educate themselves in the building of their homes. Open your eyes! Look at every detail! Look in the attic, the crawl space, around your HVAC, water hearter....most of this is not hard to see. Educate yourself. Hire a tradesman for a few hours, an electrician, plumber etc....they see this crap everyday.

The better question is, why do these flimsy houses cost so much? Outlaw corporate ownership of residential real estate. Honestly, there should be regulation over this, its just disgusting. Most times it amazes me greatly how I moved from an average lifestyle to earning over $63k per month, Utter shock is the word. I have understood a lot in the past few years that there are lots of opportunities in the financial market. The only thing is to know where to invest…
