the average income to cost of living ratio in my area is so crazy, you'd be lucky to find a place to rent for half your take home pay. 25% seems like a pipe dream to me at this point. I'm counting myself lucky that I've generally managed to keep my rent around 1/3 my gross pay. with interest rates being what they are, buying isnt really looking much better :(

The one thing where I am confused is should we work on loan pre approval before looking the homes?? Also; once pre approved how long does that last? Unfortunately, we went through the lender on the website you referred and though they pre approved us, we’ve had a lot of issues with communication. Emails, phone calls and texts from us and our agent were gone unanswered.

With my income I was approved for a 55k loan homeownerships just not in my future I’m out of range for a single wide trailer lol I went to school for industrial computer software programming and I’m currently working for Kellogg’s currently living in a 1 bedroom apartment with my wife and 2 kids I work hard but not hard enough I’m tired of my aimless future I’ll just settle for a 25k car for happiness
