Since my last market report we had a fed rate cut then CPI came out it was above expecations, gas prices rose, and mortgage rates dropped in aniticipation and now they have risen again. The 10 year T bill which drives mortgage rates not the FED over night rate is very volitale, The FED has said it will probably hold off on more rate cuts for now so those saying rates are going to drop are caught off guard. Right now the market is in the murky middle inventories are up 40 percent from last year. Buyers are picky so sellers be sure your home is move in ready.. Buyers are generally offer under list price and asking for sellers concessions. Insurance rates are still rising quickly and property taxes are another factor. I also am seeing many loan modifications around the metroplex which reflects there are some folks suffering from the rising costs of living. This does not mean a wave of foreclosures are coming it means that the economy is not as strong as it was. We still have demand with 1000 people moving here a day so demand is still strong and companies continue to move here. This is an opportunity to buy and sell right now. Let's see where the market heads. The FED appears to have cut rates prematurely and may not cut again CPI was 2 percent 2 nd quarter , 3rd quarter was 3 percent. Has the FED lost credibility?
