Quick question if you have time to respond. I own 10 acres in southern Vermont, it’s a beautiful property. I know I could homestead on it, except it is within town boundaries. Do you know of a way to remove property from a town once it’s been incorporated?

With my 40 acres by the time I'm done I figured that every stick God planted will be pulled. I just needed the scrub to keep erosion under control. I bought a chipper at auction and as I start a new section all the junk gets chipped and composted. And it's all junk!
Picture it, acres of crepe Myrtle. Rainbow eucalyptus, gardenia, jasmine
Pointe sienna and jacaranda along with golden rain dumping gold purple end red on the ground at the same time. .
I've dug a big pit and that's where all of my chipping goes. Last thing will be a live oak. I want a seedling from something enormous and it will be planted right where my compost hole is

The trees provide awesome shade in the summer. The sap is no fun though. Winter storms bring down branches 6-8in in diameter. Needless to say I have firewood for days

I'm interested in buying raw land. I want to be able to clear it with just a skid steer and mini excavator. ( chainsaw / manual tools) do you know what kind of skid steer and mini excavator excavator I should be looking for. I want trees all over my land, I want to be able to process the timber and move / stack it for lumber sales. Thoughts on the machinery skid steer and mini excavator?

I live in VA, and the trees all round the area are just too over grown. Its beyond unmanageable.

Im removing the 4 trees on my property because 3 are in the far back of the yard that is close to the creek and mosquitoes and one large tree that is too close to the house that drops limps anytime we habe high winds.

I really understand the need for shade but we need to have a variety of trees that are manageable. Trees over 15 feet is too much to bear the expense on maintaining.

Is there a benefit to doing this with multiple families if you’re not interested in the land really just interested in living near each other? Wondering if this is cheaper or just ask expensive as buying homes next to each other the standard way

There is an effort on the part of 'connected' (and not in a good way) people desiring your land as it becomes more valuable.
I saw an older man who had bought well several years before, lose everything in a law suite. In Arkansas.
No, he was not guilty of anything. You don't have to be to be framed.
A family member brought over to the property, a 'friend' and his family.
They were part of a set up, frame up, by not so nice people. Local people.
They had a groomed and trained child with them.
That organized crime (local) trained, groomed, child, was used to frame the old man,,, for sexual misconduct. "No prior history " except lies from a public place,,,where another liar had been placed,,,again. No real evidence.
He lost everything in a law suit.
It was his word against the child. Didn't send him to jail (good attorney), but a law suit requires less evidence.
The people got the land for free,,,,and sold it cheap enough, to a local "connected" (and not in a good way) family.
This is a scam that can be done easy enough as human trafficking has become wide spread. And it is WHITE people, children being trafficked. Even sometimes by family. $$$$$$$ this type of frame up is more common then you
Think,,,,as some people sell out to the bad guys to avoid the courts.

The fringe idea is KEY!
Proximity is a big deal for shopping etc.

The problem I’m having out here in Phoenix, AZ is that if you build on the “fringe” within 5-10 years the city swallows you up. It’s growing so quick 😅

Do not rely on what a real estate agent tells you get a good real estate lawyer for a title search and can answer questions about unrestricted property and keep in mind unrestricted property can and does have some restrictions no property is a100% unrestricted

I would also check the surrounding cities and their growth protection. If a city with more than 5k residents goes Home Rule, they can start annexing properties. So if you're too close, they could annex your property. What you would have built should be grandfathered in, but any future building would be subject to city ordinances. Not to mention outrageous city/school taxes. Also make sure that you have access to emergency services, and I would want to be at least somewhat close to a hospital or ER.

Avoiding government is simply the best piece of advice you could have possibly given. Lower taxes, lower or no permit costs. No neighbors weaponizing it against you. Avoid government at all costs

Me and my husband just bought right at 4 acres 3.89 right at 4 acres of land. I’m so excited it was already cleared off so that was a blessing right there. We had been looking for three years every since we had moved from North Carolina to South Carolina, three years ago But like you said two years ago, I started trying to look around and everything that I would like or didn’t like you know, didn’t stay on the market very long at all but we moved here to South Carolina and was leasing a beautiful home May 7 of 2023 May 3 years that we have lived in that home. We were the first people to live here but I’m old-school I have not ran it since I was 16 years old I like owning my own properties and you know my own home unfortunately I know not everyone can do that I’m 44 years old. I have been blessed, but thank God we finally found us some land that me and my husband both loved and they’re getting everything set up and it’s gonna take about four months for us to get moved in and get her home and everything set up. I’m so excited but yes you are correct anything that y’all are interested in buying please read over the fine print there was two things about us buying our property. We we had to have a certain amount a home big enough home on the land. It couldn’t be too small and we also had to have brick under pendant which is I always get that anyways on my homes but some people might not can afford to have you know Brett work done but that was the two stipulations to us buying that property. But either way, I love it all the land around here prices were ska ha you know with everything that’s been happening the last several years you know they’ve went crazy with everything jack and everything up the interest rates me and my husband would’ve fared better two years ago when we got approved for 3.5% interest rate and 3.2% down but we decided to wait and now you know you everybody knows what the interest rate is and we have worked so hard for our credit score which is me and him both have great credit scores but now people that have lower credit scores than me and my husband get a better deal on their homes than we do and to me that’s crazy when I’ve worked so hard to keep my credit great and my husband but either way I’m happy he’s happy and we cannot wait to move in you got a beautiful home. Love watching your video. Thanks for your advice oh yeah and another thing to about our property. It had no trees on it. It was cleared completely off but I love flowers and everything. I’m a gardener lol I truly am. I love it. Anyhow I have a green thumb so I have about 15 flowers and stuff that I’m taking over to my property to bury and also we’re going to go to Home Depot or Lowe’s or actually might go to a tree store and buy some trees and different things to plan out there in my property because that’s one thing I did not like about it it didn’t have any shade at all, but will get it. Everything’s gonna work out. But again you have a beautiful property.☺️

I agree about the trees. We bought 5 acres in the early 90's. Almost all of it was pasture land. I've planted over a 1000 trees since then.
