Give the fact of saving based on Rent analysis... You may not purchase same house or property after years of savings. So it always wise decision to own a property by opting home loan and parallelly investing 30 percent of your EMI in Index mutual fund

I won't take an emi now , I'll take it later 🤗.
But I won't have to pay emi myself.

1 doubt h mera rent vs apne ghr k suppose mere parents+ spouse aur 2 bche , in total 5 dependents merpe
Hum rent pr the aur hum easily rent bhr re the meri salary me savings bhi 1 saal ki h aur 5 saal tak kharch uthane wala term insurance ( actually vo poora milega bhi nh but let's assume)

Now one day I m dead then unn 5 dependents ka kya hoga mere bina? Kon aayega rent bhrne 5 saal ka backup use hone k baad? Apne ghr k loan pr insurance hota h to meri death k baad koi preshan nh krega aur zaada difference nh hota rent ka aur home loan ka aur aage 20 saal k baad ghr apna hojyga

2nd Koi security nh h rent pr kb land lord bahr nikal de kisi bhi reason pr


Please solve my doubt.

Stupid logic, 16 crores we can get a loan, where will you get this 16 crores to invest? If I have that 16 crores to invest, I would buy that house with no loan. Realty appreciation will be much better than any other investments.

Rent yield is 3℅ and property is in developing area where price are not Saturated where cagr is 10-12 ℅ with the 20℅-30℅ down payment of yours and rest amount from the bank where you are also getting approx 15% return on the bank loan amount and paying the home loan with 7-9℅ intrest rate. Approx 6percent return on bank loan and 15℅ on 20-30% of your own money.
