The barge that the spot is overlooking is a great spot for power armor, making this a great location to get equiped early if you can make it all the way here without dying.

See this is what i'm talking about. Perfect for a survival run. I can't stand crafting in survival because i don't wanna lug around all the junk and i don't wanna spend perk points on crafting skills because there's only a handful of settlements that have both weapons and armor workbenches on them. I sure as hell don't wanna invest in the local leader perk too. Survival is best played as a nomad and with found weapons only in my opinion and hitting up this location boom, you got a pretty good sniper rifle

Hunting+Sniper line is awfully weak. A max upgraded legendary sniper rifle is still ass

Favourite weapon I’ve found so far is the Radium Rifle, bullets explode on impact.

There is also one on top of old north church or whatever it’s called but it’s a wooden stock from what I remember.
