I need AirBNB listings to show the Shower and toilet because we need grab bars!! No one lists or show this and we end up not booking. Also we need if property allows dogs.

@airbnbautomated airbnb updated the algorithm to push the listings with the lowest rates to the first page. Forcing prices down. Can you do a video on this and how to get around this issue?

The first tip is the first thing everyone should have in mind, way before even thinking about pricing. Even though, you could be a Visionaire and have a listing for a niche that isn't represented in that place but that it exists or is growing.

Tried the flexible incognito in a few markets and it shows single rooms, so for comps are we not going to look for listings closer to our capacity? Or at what point does it fail to show the most popular? I just see fairly nondescript hotel rooms. Thx. Follow your stuff all the time.

Hi Sean, I watched your latest video, and while you did manage to get a couple of things right, the majority of your claims are, let’s say, creative. But hey, kudos to you for wrapping it all up like you’ve uncovered the Holy Grail of the Airbnb algorithm—just in time to sell a course.

Now, let’s unpack some of the glaring errors. You mentioned using incognito mode to see what Airbnb shows. Cute theory, but here’s the bad news: incognito mode doesn’t make you invisible. Your IP address, device name, and even your MAC address are still fair game, and Airbnb already ties all that to your account. So yes, Airbnb still knows it’s you.

I’ve tested this extensively—hundreds of times, actually. I’ve searched in incognito mode across three different devices simultaneously, even using a VPN to mask my IP. On two devices, I didn’t even log in to Airbnb. Guess what? Different results. Shocking, right?

The real kicker is why the results differ, and here’s where you missed the mark again. Guests don’t search in incognito mode. Most users are fully tracked, with a lovely trail of advertising and tracking cookies. Airbnb’s algorithm builds a profile of the guest, tailoring search results based on what it thinks they’re most likely to book. It’s not about what we hosts do—it’s about guest behavior and preferences.

Sure, things like completing your profile can help, but that doesn’t mean the algorithm will automatically reward you with a top spot. Conversion rates play a role, but Airbnb also uses non-discriminatory algorithms to give underperforming listings a chance. After all, they don’t want hosts leaving the platform. Ultimately, the algorithm revolves around guest profiles, not our properties.

But hey, nice try making it sound like you’ve cracked the code. For the record, I work extensively with machine learning and have developed algorithms, so yeah—I know what I’m talking about

Thank you, Sean, you are always helpful. I run a non-profit hostel in NYC that serves free food to the hungry 3 days a week through the funding of our Airbnbs. We have been feeding people for 26 years straight. We have 100 pod rooms.

Great video! A lot of meaningful knowledge. I do think tho you might be giving Airbnb a bit more credit than they deserve about how smart their system/algorithm is. For example, I’m skeptical that Airbnb will cross between the review a guest leaves and the price p/night they paid and accordingly will push the listing up or down in search results. In my opinion it’s more likely they see what the listing is usually booked for and thus decide if its price is attractive or not.
