I have a question. I just moved to a new State, I am getting my license, But I literally know nobody here in my new state. Obviously I can call all the people I have ever met in my life..In other states, But I am not sure how much that will help me if they don't live here. Also I have so many ppl I know who have become agents..who never speak to me, then the second they get a license they all start clamoring to talk to you all of a sudden. I find it odd. lol

Finally the video I have been looking for as a new agent.

1 are they ready to buy today?
2 are they willing to do it?
3 are they financially willing to do it?
4 are they committed to buying from you?

Horrible attitude. Sounds like you were recently porked, bad way to do the job!

I have had my license for a little less than a year now. I am a server and always thought it would be taking time away from time I can be spending on real estate, but I have to the bills somehow. I have been giving out my business cards to my tables after I cash them out and telling them that if they're ever looking to buy or sell a home, to contact me. So far I have had 3 tables say that they're going to need an agent and how awesome it is that I am giving out my cards and taking advantage of the opportunity to talk to people. Even if giving out 200 business cards leads to only one closing, it is so worth it! I can't wait to be able to quit my serving job and go into real estate full time. There are no excuses that you can't make your 30 contacts a day!

Do you recommend that I join a brand new real estate company with a mortgage broker who has been a mortgage broker for 30 years? Or do you recommend I join a large brand like Keller Williams or Compass?

That was a terrible statement, 😕 sitting on your butt will not bring you 5 homes a year , sitting on your butt will do nothing more, then make your yearly dues a negative expense and a headache. You will essentially be paying 700+ dollars a year for boredom. Lol

how do I have 30 conversations\day without buying leads?

You say that 5 transactions \year just come to you? Bullshit. I've been working at this and have zero transactions.

Soon to get my license, best advice for someone working a Mon-Fri 7am-4pm job whilst working on building clientele, also moved to a new state.
