ОтветитьThe problem of this operation is to find people who pay rent (if the building is old the tenants do not want to enter) if you have to renovate it so much before renting it is a deal that is not convenient, unless you do the renovations to everyone who pays the rent. Am I missing something

Robert gives ken $1M, Ken buys the property then increases its value. The bank loans the money to Ken now since they see the new NOI. Who can now pay Robert back, I get that.
Ken is 50/50 partner with Robert?
When tenants pay rent and the loan is covered by them, the leftover money is called cash flow?
Is the leftover income, after expenses and loan payoff, split between Robert and Ken?
Do Landlords not get taxed on the rent they collect if they are still paying the loan off? Is it a write off?

- So I only get into more dept and never pay is off? But the interest just keeps increasing the dept? 😕🤔 So if I understand correct, I don't want to pay back my dept because then I pay taxes? Will I always have the dept as a liability? Don't I want to strive for more assets and less liabilities? Also how do I put the rental income into my pocket without paying taxes on it?
- Same with credit card dept with a 16% interest... I take a credit card loan of a 1000$ and next month I have to pay back 1160$ why would I do that?
Just trying to learn and understand not bash on this.

This video finally made me fully comprehend good debt. I kind of understood it before but this video just made it click. Your million dollars gets paid back after going into debt, but it's not taxed because you were paying it back and not making taxable gains on it, AND you have a new property to show for it to start a new cash flow and reinvest into building debt and protecting that money, continuing the cycle.

This could be actually a good time to buy more of your high conviction stock or crypto on a discount. Wealth is create during Bear 🐻 markets not Bull 🐂 Market.
