This is like last years toilet paper hysteria but with more financial consequences . I live in the Vancouver Canada area one of the craziest markets right now definitely not selling or buying in this market I know a few people that sold and then keep getting outbid on everything

I need your advice please ! I have a situation. I have GREAT property paid for etc. to sell, prime location , one mile from a STATE Park, only an hour and a 1/2 from Nashville, TN Music City..... creek and woods, no one is going to buy over the creek behind me etc. etc. My problem, I need another County to move to ! Who do I trust as a loan approval and what realestate that will be a “GO Getter” , not simply say ........ I will “list” your property, when I asked her if she was ready to SELL, my property !!!

In suburban Michigan, the house I put an offer on went for 75K above asking. Listing price was 474K but was sold for 550K. Incredible would be putting it lightly.

I downsized three years ago from3600 sf to 1820 sf, and am miserable! Even though I got rid of plenty, I still have no space for my books and a place to do my art (painting, etc.) I live on the W Coast of FL. I am a 68 y.o single female, and now have decided to upsize. I know my age makes that crazy as I am in a 3 BR, 2 BA home right now, but can't get used to my limitations here. I have put in offers on a few properties, and refuse to play the bidding war game. I am a 100% cash buyer in the 450K range, can close even before selling my present property, so I am flexible to the seller's needs and still cannot win. I am not going to wait till I am 70 to do this as moving has taken its toll on my health, even now. Everyone asks me why I need more space, but my answer is because I just want the extra space and can afford to do so. I would be happier and it is what I am used to. About to give up. Just made an offer and went up from the asking price even before any negotiations. Told them all cash, and flexible on closing date. They already have several offers in hand, so this will be the last one I will put myself through. Prices are insane and these homes still need work (painting, newer appliances, new flooring, etc. Ready to just be comfortable here and forget buying in 2021! In my case, at my age, this may just be it for me! Your thoughts/comments much appreciated!

Who are all these people with money to buy houses? Most people I know either lost their jobs, indefinitely furlowed, or suffered huge losses in their businesses, and are relying on mortgage forbearance, or eviction moratoriums to stay in their homes

Thanks for this video. This is dead on. I'm a first time home buyer in Riverside and getting an offer accepted has been a complete nightmare. I've made multiple offers well over asking price ($30-$70k) and waiving contingencies just to hear back that our offer didn't even make top 5. I've decided in the last 2 weeks to stop looking at this time. I rather wait than feel like I'm getting ripped off. 😪

I was looking to buy in California there were so many bids our realtor wanted us to go over45k over asking. I decided to change realtor now we are not competitive enough and he wanted us to buy a house near train tracks next to a junk yard and wanted us to go very 20k. No way I will wait, Ican't believe we were getting desperate and considered these houses at the price they were.

I’ll be moving from Chicago to Utah. Utah is the hottest market right now. I have a couple hundred thousand down payment and I’ve decided to rent. I’m sorry, but paying more than a home is worth is a big mistake. Also, millions are out of work and forbearance will be ending soon. The market is grossly inflated and I believe we will have a housing crisis worse than 2008. In Utah, they are also building homes as quickly as possible which to me means shady craftsmanship. No thanks.

We sold our house last March 12. and we had 12 potential buyers interested in our home. 3 buyers offered $20K over our asking price and the house sold quickly. Now it's our turn. We are now on the opposite side of the spectrum as we are in search of relocating. But after what I'm seeing, my wife and I decided to hold off until this housing market stabilizes.

Another interesting thing to point out that no one mentions is the death of the baby boomer generation. Baby boomers account for roughly 1/3 of all home ownership in the United States and their home ownership rate is around 75-80% (as opposed to millennial home ownership rate of around 40%). Once they start dying off, a lot of these homes will be released onto the market. When you combine that with the overall steady decrease in birth rates since the 1960's, there should be a lot more supply than demand. I expect that to start ramping up towards the end of the 2020's and 2030's. If no bubble this year, then there should be one within the next 10 years. Question is - are most people willing to wait that long?

I live in Canada and houses here starts from half million and up! if a house is listed for 599,000 there are 20-60 offers and ppl offer over 100,000 more but even then they don't win ....you have to offer more then 200,000 to make sure you get it! in Vancouver buyers offers 500,000 on top of asking price, therefore a house on Sale for One million is gonna be Sold for 1.5 million......it's outrageous here and out of control!! USA has no idea what Canada is going thru.....but it's coming to you guys, buckle up :)

I live in Cheyenne WY even a small town with 60k population houses are so expensive, the comps what it sold last yr foesnt match the value about 60k to 100k over value!!and yes lots of competition and offers in and low inventory. I am planing to buy but after hearing this I will HOLD and discipline myself not to impulsively buy a house.

I have been trying to buy a house for about 6 months now in the Northern VA area. Before COVID-19 it was incredibly hard to buy a house here due to the perception that this area is, "recession proof"... To date I have made 30 offers, every time I have been 1 of no less than 10. Currently, since the beginning of this year my offers have been 1 of no less than 30! Checking the houses I have bid on no house has sold for less than 45k over list price with people waving all inspection and appraisal contingencies. It is completely irrational! We just renewed our lease for another year, which was a hard decision, but it just isn't worth competing with crazy!

The suckers overpay. Not an Appraisal issue. Individual overpayment/overbidding. The data will tell, Those COMPS will not be used UNLESS all homes (The Market) have experienced overbidding. Commissioned Real Estate Salespeople are not Certified, Appraisers.

Homes are going for 5% over asking in Longmont, Colorado. That's for the average priced home which is $450k here.

I’m a first time home buyer in dfw . I’ve saved the last two years to be able to buy a home ... and now I’m screwed.The lower middle class can’t keep up with the rising home prices , making it seem like an uphill battle and renting is the better option

Do you believe this is the same for new home builds? For example in the IE there are new builds going for about 450-500k, right around 3k sq ft. About 20 mins from Riverside

Great perspective, thank you for the video. I’m a 25 yr home owner and I would like to relocate (like to but I don’t have to right now) A couple of questions, the numbers are crazy but how do we know that this isn’tthe new norm due to inflation pushing up the value of real assets and lack of new construction. Even if lumber prices came down and we started building like crazy, how long would it take to get caught up to demand? Do you think a pop in foreclosures will be enough to provide supply sufficient to bring prices down along with higher interest rates?

Wait did you check most of these sales are all CASH? Don't all of the all cash buyers buy and HOLD like the past sales and history? Theirs NO lender to foreclosure for cash buyers when there is a bubble?

sellers are taking advantage of this frenzy. theyre listing their trash properties (minus standard upgrades/renovations usually done to prepare a home for listing). some of the pics even feature messy rooms, vast overgrowth of vegetation, and broken garages. complete garbage! i told my husband we will wait!!!
