I just sold my house and the realtor said “the kitchen is outdated.” I said “I don’t want to live through a kitchen remodel just to have the next owner rip it out.” Ended up, that wasn’t even an issue with the ones that bought it. I guarantee they ripped it out. This is a great video. First time watching you. 👍
ОтветитьThis seems to be advice only for preowned homes and someone moving. But from a business point of view of flipping houses, there is no way to buy a house and not do anything and expect to make a profit unless you got the house through a private deal where owners were struggling to make payments. The other thing is if the market turns to a sellers market after purchasing your home. This is not for investments.
ОтветитьIf your house is falling apart, then fix it. People are getting the wrong idea when they talking about remodelling. If your floor is falling apart, fix it, if your bathroom is leaking, fix it and might as well just do a minimalistic look and save cost. Want a cheap kitchen, do ikea and add a countertop, no need for custom. Sometimes it’s necessary to change out the cabinets when things are falling apart and damaged. There are ways to do it but people are lazy to learn something’s by themselves to save cost and sell a nice looking home. We spent 50k to make an extra 200k. People were even low balling the house and complaining about the outdated washrooms because we only focused on paint, lights, getting rid of carpet, and changing countertop and hardware in the kitchen. I managed to get everything done for 50k but we eventually found a buyer and they eventually agreed to our price. If we didn’t even do the kitchen they would have low balled us and we would have ended up selling for less. Our ROI was higher because of the change and selling as is wouldn’t have been worth it

ОтветитьMy take is deal with structural and mechanical issues. I wouldn't do any painting, flooring, changing light fixtures, or any other decor work. The next owner will do it to their taste.

ОтветитьSo is replacing a damaged laminate countertop and replacing cabinet doors and repainting too much? I already have many of the cabinet doors off because of water damage. Also we are probably about 3-4 years out from selling.

ОтветитьThe rule of thumb I gathered is that anything that might be a new buyers preference or style choice. Fix what needs to be fixed, touch up obviously bad things, and don’t do any even remotely big projects

ОтветитьIn my previous residence, l spent $4,000 on having the interior professionally painted a warm white (Antique White USA). Only to have the buyer, repaint the entire house in a cool white.
If l sell again, l'm not repainting the interior except for perhaps touchups on skirting / base boards.
Great advice but need to slow down a tad when talking…just a bit slower in order to absorb advice better.

As a home buyer and seller multiple times, and having a home rebuilt after a wildfire as well, you hit all the dos and don'ts.
Only thing I can think of is if you have pets do spend the money on a thorough job in cleaning and removing any pet odors and damage inside and out before listing- and if you cannot maintain the fixes after consider having your pets stay with friends or family until you sell and move.
