I have lived here since 1986. I came here from IN. One reason you DEFINITELY MISSED was the taxes. I could live in a much nicer,better built,all brick hm./ with a full basement for a tenth of what I pay in REAL ESTATE TAXES here. That’s a big deal. Poor or middle income ppl.can’t afford to live here. It’s sad, we need service industry ppl but they too deserve a decent place to live.

Everything he said on here is true. But Naples is truly paradise, if you like tropical weather. Naples was just voted the safest city in the US. Yes it’s expensive, but like anything else in life, you do get what you pay for. The thing about the roof replacement is true. We have to stop letting the insurance companies dictate when a roof needs replacing. I live in a 17 year old neighborhood that has tile roofs. Tile roofs that should last 25-30 years minimum. They are all getting replaced because people can’t get insurance. By the way a new tile roof here in Naples……40-50-60K depending on the size. Now that’s a scam. Look what the insurance companies have done to our healthcare system or what’s left of it.

Hi Felipe Great video!

My wife and I are interested in going to Naples Grande Beach Resort. Two major concerns. I understand this resort to be luxury resort we are American citizens yet our ethnicity is latino....I speak from personal experience not exactly felt welcomed. I am disabled and use a walker once again negative experience 🙃.. Appreciate your feedback.. Thank you 😊

We live in Pompano Beach, for the last 5 years, from NYC. We love it here. Have visited Naples numerous times, under a 2 hour drive from us. Always stayed 3 nights there. Really love Naples, and yes less traffic compared to where we live! But, so expensive to live there. The very best weather is South Florida during the winter months. It’s the warmest. North and Central, Fla can get cold in winter. We’re in the age demographic as most people in Naples. Had some amazing fun at some of their clubs. It’s hopping. Lol. In the Southeast it’s a huge mix, which is good. But, boy when the snowbirds come, lots of traffic here.

The Naples market is stupid crazy! I was born and raised in Naples, born in 61….married and left in 80. I could never move back. What was once my hometown is now full of too many people who…..well, think their stuff don’t stink. The Tamiami Trail was 4 lanes, I remember when the construction took place to take it from 2 lanes to 4. The house that I grew up in was on a double lot. After my parents sold, because the property was becoming physically too much to care for, it eventually wound up in the hands of a construction company that tore it down and built two houses on the lot……which probably aren’t even far enough apart to qualify for social distancing! I was crushed. Those two rather unimpressive houses together today are valued at $3,155,800 together. Over 3 million dollars?!?!?!?!? That is just plain stupid, crazy, unbelievable and not worth it! The influx of snowbirds, northerners, yankees is atrocious. I love my hometown for what is was not what it had been turned into. Naples will always be my hometown, but never again my home. Sad, unbelievably sad. Hurricane Donna hit in September 1960, I was born September 1961, I never experienced a hurricane. Yes, there the odd year that Florida will get hit by a few hurricanes. I’m not talking tropical depressions or tropical storms. Immokalee Road has been “under construction” since I left in 1980!!!!!

What's expensive for one person is cheap for another. I learned not to make that determination for others early on in my career. If you can afford it, there is no better place to be than Naples. If you are willing to work hard, there is money to be made in EVERY trade.

How can prices do anything other than come back down to reality between the following things:
1. Interest rates exploding
2. Current realization that climate change is super-charging storms (IAN)
3. Insurance companies leaving state in droves

Love the area, but after watching the house of my dreams go from 2.5 to 6.4m in the span of 2 years, I realized a massive bubble was building. No WAY these prices are sustainable..

I was born at naples community hospital in 1968. I grew up in naples on 3rd st down by the pier. My grandmother had some apartments right next to St Annes Church. It was the best place in the world as far as i was concerned. By the time i turned 45..ish....Naples started going downhill, due entirely to the major influx of people from up north. Approximately a year ago i took advantage of the high housing market and sold. Moved to Tennessee, for about 6 months and for personal reasons ...unfortunately we had to move back to Florida..not Naples but central florida..we attempted to go back to Naples....our home..but it was...is..out of control. This realtor is 100 % correct on everythibg...especially traffic..especially small big town. There's waaaaay too many people there now. Places i grew up hunting are now apartments..even though the county tries to accommodate all of these people...its of no use. I sure am going to miss it...all the fishing..friends..but ive accepted the fact ill never be able to afford...or tolerate living in Naples..once hidden paradise....gone forever

You forgot to mention all the douchy boomers just trapped there to avoid taxes so they are unhappy. Also the bugs are evolving and getting smaller so they can pass through the screens easily. Many screened in areas are overwhelmed with tiny bugs so then you need constant chemicals. It's a terrible place now and a cross between Disney and Beatle Mania. You have an odd collection of the very rich and the poor to service them so there is no sense of community, just us and them.

Wife and I are leaving naples. We are millenials with 2 kids and it's impossible to find anything reasonable to live in even when making a six figure income. Terrible place to raise kids unless you have millions in the bank. The northeastern crowd has changed the city to the point thay there will be no middle class left. I've lived here since 1995 and to anyone reading this...plenty of better cities out there in FL. The insurance on our rental property skyrocket recently as well so if you are looking for good cash flow rentals then forget it! Luxury airbnb rentals are only thing left to make any money on. Side note, it may not sound nice, but the amount of old people here is insane and unbearable at times when driving or dealing with them in business. Many of them are the very rude northeast crowd, so it isn't speaking against all old people in general...but naples is like a funnel for all of the rudest retired boomers and I'm being 100% honest.

39 years old here …. Naples Florida is a steaming pile of crap place to live, and every time I visit I am further disgusted... ( I go twice a year to visit family)

This all may be true. But I’ve been everywhere in Fl and I can’t seem to find a place as nice as Naples. It’s also just getting better and better . Beautiful beaches, amazing restaurants , art, architecture . I posted a few pictures the other day and my friends thought I was in Italy . Hurricanes are definitely a downside sept-November , but the infrastructure is pretty new and the city is quick to clean and rebuild anything damaged. Also, everything is landscaped perfectly

Hello, I live in Canada and was interested in either buying or renting. However, I can’t help but notice how bad the crime rate is getting in all the Florida not just Naples. That really worries me quite a bit and I’m just wondering what you would suggest is a very safe area to live. I’ve never seen so many shootings, stabbings etc. in Florida. I would want to stay for 6 months in Florida…Our winters are horrific…What is Juno Beach like? Thank you so much! Susan

What you mention is all true about Naples. But this really is paradise. I have lived in many cities all over the country and I have to say that Naples is the cleanest and most beautiful by far. I have lived here for over 30 years and agree that it has become very expensive. I am fortunate that I bought my house before the 2004 bubble.

My wife and I have been vacationing in Naples since 2005,often twice a year, for Nov. And March. We seriously considered buying,looked e tensively about 5 or 6 years ago,but decided against it , since I did the math, and renting a condo or an effiency in a Top hotel gave us a true vacation experience,rather than maintaining a vacation home in the tropics, with the threat of mold and
hurricanes ,at a fraction of the cost with no responsibilities, but to ourselves to have a good time .Someone once advised me that the best decisions in life,are the things that you do not do, and this certainly holds true for my decision not to buy in SW Florida,but to vacation there by renting.
