Also, you're dead on with those high-end harbourfront skyscraper apartments, especially with all that led bling. There's no reality where the realtors will allow normal people to live there, those apartments are bought and sold 10-100x before construction is even finished and the apartments will only ever be treated as investment items.
It's a marvel people manage to have a working economy living in the harbour front apartments in my city, then again it's denmark, so wages are huge and living within 1-2 km of the ocean fucking sucks 300 days of year, which might drive the price down a little.
