1. Update bank account to NRO account and other details such as address, etc.
2. Convert Demat account to NRO account and update details.
3. Get e-Pan card and update details. Must have only 1 Pan card.
4. Aadar Card must be updated.
5. Get Indian mobile number for OTP etc, keep it active.
6. Visit Chartered accountant.
7. Property account details, contractor and property management.
8. Check previous loans and any collateral. Get nil balance sheet for cleared loans
9. Check economic status of parents and family
10. Check health insurance for all family member.

I have been receiving an OTP on a US number for over a decade now without any problem. Frankly, OTP is a ridiculous practice and should be done away with for those not living in the country.

A query on CGT for NRI. I understand NRI need to pay CGT in advance (buyer pays it and that amount is deducted from sale price). But in case there is no capital gain then we can straight away proceed with sales, is that correct ?

It is better to have indian status than as nri. India is a harrassment country. Your own people will harass you if you say you are nri. In bangalore to renew my indian driving licence i had to pay 5000 rupees.

I am a NRI. I have got a flat under construction..project completion in 3years. I got sale agreement registered with my Aadhar and PAN card as ID proof (my name mentioned with initial) However passport name (given name and my father’s name as surname)

Is that going to affect me in future while resale etc.?! as mismatch with passport name as per document records.?

Do PAN cards ever expire?

When I was 22 year old, I got a PAN card. But after that, I went abroad and now I am 42 year old.

I still have that PAN card stored in my wallet. But is it something that expires? Or do I just get the same PAN card associated with my aadhaar card?

Dear Sir, i just saw ur video. It has some factual errors. Moreover, you have created panic in the minds of NRI and I am afraid they will think twice before venturing a trip to India. Nowadays, we need not go to the bank or any other institutions. Almost all the jobs can be done online as most banks have internet banking facilities. Usually, NRIs visit India for some family functions or health emergencies of their near ones. Loading them with all these jobs to attend will surely make them postpone or cancel their trip unless it is very essential. I request you to pls have a relook on these aspects and include them in your future videos.Thanks & Regards

Unfortunately, GOI has decided that in order to get Adhar card, one has to be resident in India. OCIs who own property in India and are not resident in India - can not get Adhar card and that really handicaps people.

also to check if parents have written a proper will, so that there are no disputes between the children
