Great video and thnks Nav you are doing a wonferful job. OSFI, FCAC , cannot do much on mortgage fraud. The solution is We need to write to local MP,s to put a policy forward to federal goverment. According to the policy banks and lenders have to collect income documents from CRA. The CRA will take a fee everytime someone applies a mortgage and income documents are sent to banks directly from CRA. To bring in this policy we must write to Local MPs so they can ask the federal government to implement it.. we live in a democracy and we can ask for a change . A change which will be for betterment of every Canadian.

Dude they were not "wrong" even though the investigation found out that some brokers refused to commit fraud. It does give a bad reputation anyways.

This is an open secret in GTA. This practice has been going on since at least 2010 onwards. That being said the problem has gotten so bad that at least 60-70% of the mortgages in past 2 years were approved fraudulently. Average semi in detach was going for 800-950k and they were being bought up by truck driver, cab drivers or new comer husband wife making little over minimum wages.. How did that happen? I lived in Brampton before moving to KW and someone driving a cab bought a house next to the one i was renting for 650 and rented the basement out to 6 students to make up his mortgage. Now he can't make the payments and is trying to sell it. The guy on the other side is in a similar boat as well but plans to add more students to his already over flowing basement. A lot of people who got approved this way were investors as well who bought up properties in smaller cities as investments. Now they are the same ones who are crying because interest rates are rising and they are over leveraged and risk loosing their investment properties. Now you cannot say that people do not know how they are getting approved when they are actually paying to get approved. If you are making 50-60K and getting approved for 500-600k you know as a buyer you do not qualify for that kind of mortgage but you still do. This mess did not get created overnight, I blame the government and RECO for not taking stern actions on these agents and brokers not to mention the people who were buying the properties for the sole purpose of renting them. This kind of stuff is still going on by real estate investors that are using BRRRR strategy to over leverage themselves and making others pay their mortgage. Government needs to step in

If they want to make a serious change they need to start with the 1 in 5 Canadians that are currently benefiting off this....the liberal government paid 1.5million $$$ in 2021 to a group of auditors along with the help of cra actual income data and big banks actual mortgage data they found 1 in 5 Canadians homes was purchased with the help of mortgage fraud and they think its even higher....

not many people know there are very creative financing available if one can bring 20% down. people need to look beyond big 5 banks. Stress tests rule applys to federally regulated lenders. if people are educated then they wont fall prey to such mortgage brokers who forge documents to get the mortgage approved
