Question: How can you tell if a property has water and sewer, or if it has well and septic?
I have watched hundreds of videos like and including yours, over the years, which are invaluable to my R.E. investing. But this is one question I have never found a good answer to.
Without doing a lot of manual work, how do you find out if a property is on city water and sewer, or if it has a well and septic? I do not want the potential problems of buying a well and septic property.
Listing agents frequently make no mention of that attribute in their listings, so it is not possible to do a search on MLS, Trulia, etc., with any hope of accuracy or completeness.
It is obvious that properties deep in city or suburban areas have city utilities, and that properties far outside those areas do not. But what about all those properties near the edges of the utility service areas? How can you tell?
The only advice I have received is to find the property address for each one, then call up each utility and ask them to check if they service that one address. While this does work, it is an enormous time waster for reaseaching multiple properties.
Some utilities have large printed books with plat maps that indicate their serviced properties, but they are usually the property of the utility and you can only view them there on-site.
Another bit of advice is to drive through areas and see if they have "manhole" covers in the street, which indicate sewers. This is not always accurate, and just because there is a main in the street doesn’t mean every home in that neighborhood is connected to it. It is just not a professionally accurate method of data collection.
This is a huge stumbling block for me. Do you have any better suggestions?

What’s your take on asking an FSBO owner to fill out a sellers disclosure ? Do you normally send the owner a disclosure form to fill ? Or what’s your advice on how to handle this ?

Ответитьjerry, the fsbo listings are just supposed to have properrties that are posted by OWNERS, not wholesalers, but lately I have been finding properties by wholesalers. Is there any way to find out if theyre a wholesaler or an owner, and if so is the best way just to ask them?
ОтветитьNorton, I'm am definitely implementing this. But it feels like if I come across a potential deal, I may find that it's another wholesalers' listing that they have under contract. How can I avoid contracting with another wholesaler and daisy chaining the deal! Is there a video in your vault about this 🤔
ОтветитьI just visited Zillow and checked the for sale by owner, and unchecked the sale by agent. The listings still have a "contact agent" button although provided by seller. No seller info. That's in the Bountiful area of Utah.

ОтветитьHey, Jerry --- great video always. I'm just slightly confused on one point, though --- sourcing deals in which there is already another wholesaler. Doesn't this just create a sort of daisy-chain of wholesalers getting the deal under contract from the other wholesalers who listed the deal, but with all that, no actual cash end-buyers?
Isn't the point to be the single wholesaler that has the PA contract directly with the actual property owner? Or is the point to JV with those wholesalers that already have the signed PA contract with the seller. If you can clarify that point, that will be greatly appreciated. Because I thought that the idea was to deal directly with the property owners when sourcing deals, and attempting to get the deals under contract with the seller --- not sourcing deals that already have other wholesalers involved.

Using this system the houses I’m looking at are spread out, comps are different for each one. Would you comp each lead every time to get ARV and ball park price or call the seller first?

jerry, As a wholesaler trying to find deals for you for the 10K club, obviously like you said I want to have the inspection contingency and the ability to assign the contract. How can I make sure that the seller is okay using my contract with all the contingency clauses, should I just say "I have my own P&S contract that we can use" or should I say "We can use your contract but it has to have these contingencies"?
Ответитьjerry, when you follow the selling script and get a price from the seller, do you need to do some sort of due diligence beforehand to find out what is a reasonable offer, and then only if the seller is close to that number, do you make an appointment to meet him?

ОтветитьJerry, one of the things for wholesaling is to have contingencies in the contract. What if the listing is through a realtor or a wholesaler who will not allow contingencies, should I move on in that case

Just seems like they’ll see how I acquired it and figure I didn’t do anything for them that they couldn’t do for themselves...
