Do you represent the buyer or the builder when selling a new house where the builder pays your commission and any bonuses?

I have been wondering why the entrances to the sun..breakfast room and office aren't trimmed out like the rest of the house. Would they do it if requested?
Also..I can't tell..but I think it's the office entry. Can the header be raised to match the header of the sun room?
