Something they dont talk about is how over 25% of new home were actually bought by investors, not people looking to live there. Even if boomers sell all the houses or more home become available, the problem wont go away, as wealthy investors will still buy up those supply of houses. This will keep the houses prices up.

As a realtor in my opinion, a housing market crash is imminent due to the high number of individuals who purchased homes above the asking price despite the low interest rates. These buyers find themselves in precarious situations as housing prices decline, leaving them without any equity. If they become unable to afford their homes, foreclosure becomes a likely outcome. Even attempting to sell would not yield any profits. This scenario is expected to impact a significant number of people, particularly in light of the anticipated surge in layoffs and the rapid increase in the cost of living.

It is very clear that or generation will be likely one of the most devastating bubble pops in modern history. Condos are a great indicator, especially in Toronto. They were never really built to be lived in, but purchased by investors and rented. I think they are sitting over 9 months of inventory right now, crash imminent.

Also, a lot of agents do understand what is happening, but are quiet. Personally I think a crash is beneficial for the majority, some short term pain, but beneficial to society as a whole.

People need to DE-PROGRAM ... it's all based on your BELIEF and belief is the enemy of KNOWING.

The price of houses is what it sells for => if you find a buyer that buys your house for $400K then that's the PRICE ... not insurance value ... not property tax value ... not appraisal value ... not market value ===> only the SOLD price is the price of the house!!!

The only home price that have fallen are homes over 800,000 and up, the only reason these homes have drop in price is there are fewer buyers at that price, yet if you look at home prices below 700,000, they have remain, any home that could have sold for over 750,000 was because FOMO, buyers just bough because they could, before they though they could afford it if they lose income, if interest rate rise, if taxes rise, cost of living, insurance, now these FOMO buyers are in trouble because they didn't think what if,
Market Mania just do other crisis, banks are going bankrupt, the sky is fallen, other 2008 housing crash,

We sold our house at the peek for crazy money. We invested our payout which has been taking care our rental costs for the last 2 - 3 years. We down graded a little and moved just out of the city. We are just purchasing a home $285,000 less than from the peak. We are now morgage free in a country setting. Real estate agents at the time called us crazy for doing this! They said we would not find a home in the range we were looking at. THEY WERE WRONG!

my agent is telling me that a bungalow that has not been renovated ever for 900k is a good deal . he said it just needs 20k reno .
it has low damo basement , old electrical and plumbing etc etc ,
he sent me report that value will climb .
what should i do ?

What's NOT being said says more about the housing market than what's being said. I'm in KW, and even though I've seen some homes sell over the past year, I have not seen a single "sold over asking" sign. None of these realtors want to admit that they took a massive hit on the selling price.

Real estate should not be about profit, It should be about living.... And the great replacement, Mortgages, Brokers, Usury in general plus real estate agents, media and forced tenancy is destroying the future for Canadians.
But at least all the foreigners coming in will have nice place to live.
Also I stopped using pay for VPNs. Most of the time you do not need them and they are doing nothing for you.
I know you think you have a clue, But you are kind of clueless to the over all, These people are doing this on purpose.

Love your presentations, I'm a money guy myself, so follow the stats with great detail. One quick thing, instead of all the "beep, beep, beep" could you just clean up your language a bit. Always had variable rate mortgage. Never paid compounding interest. Know your compounding cycle and make a small payment BEFORE this date. This resets the compounding interest clock and you never pay this portion. You do pay simple intetest though.
