Always had variable rate mortgage. Never paid compounding interest. Know your compounding cycle and make a small payment BEFORE this date. This resets the compounding interest clock and you never pay this portion. You do pay simple intetest though.

What's NOT being said says more about the housing market than what's being said. I'm in KW, and even though I've seen some homes sell over the past year, I have not seen a single "sold over asking" sign. None of these realtors want to admit that they took a massive hit on the selling price.

ОтветитьWe sold our house at the peek for crazy money. We invested our payout which has been taking care our rental costs for the last 2 - 3 years. We down graded a little and moved just out of the city. We are just purchasing a home $285,000 less than from the peak. We are now morgage free in a country setting. Real estate agents at the time called us crazy for doing this! They said we would not find a home in the range we were looking at. THEY WERE WRONG!

ОтветитьThe only home price that have fallen are homes over 800,000 and up, the only reason these homes have drop in price is there are fewer buyers at that price, yet if you look at home prices below 700,000, they have remain, any home that could have sold for over 750,000 was because FOMO, buyers just bough because they could, before they though they could afford it if they lose income, if interest rate rise, if taxes rise, cost of living, insurance, now these FOMO buyers are in trouble because they didn't think what if,
Market Mania just do other crisis, banks are going bankrupt, the sky is fallen, other 2008 housing crash,

The price of houses is what it sells for => if you find a buyer that buys your house for $400K then that's the PRICE ... not insurance value ... not property tax value ... not appraisal value ... not market value ===> only the SOLD price is the price of the house!!!
Condos are a great indicator, especially in Toronto. They were never really built to be lived in, but purchased by investors and rented. I think they are sitting over 9 months of inventory right now, crash imminent.
Also, a lot of agents do understand what is happening, but are quiet. Personally I think a crash is beneficial for the majority, some short term pain, but beneficial to society as a whole.

Even if boomers sell all the houses or more home become available, the problem wont go away, as wealthy investors will still buy up those supply of houses. This will keep the houses prices up.
