Ignore those critics. The truth is that anyone can become wealthy if they have patience and discipline. Most people do not have these. They want the quick fix and the get rich quick and don't want to wait. They also want to buy their big family home as their first home. No one seems to want to buy starter homes now. I can't believe we are looking at another huge market 'adjustment' not even 20 years after the last time we all got screwed by greed and impatience!

We are approved for $150k more than what we are financially comfortable with. Not my first rodeo as a home owner. Owning a home isn’t cheap even if you got a deal. Things break, stuff happens, people want to keep the home up. It’s never just a mortgage price.

My husband and I look forward each day to watching your videos. We can see on Zillow that inventory is increasing and prices are dropping, yet on our local news today realtors were guests and saying prices are going to go way up and interest down in 2024 so go buy now. We see the gaslighting by realtors and predictors and how the words don’t match the data. We are waiting on the sidelines to buy and love your encouragement which is backed by truth and data. Hi Michael, great content, as usual. I just got notice from my landlord today that my condo rent is going up from $1,450 a month to $1,800 a month. Rents are not going down. A two-story condo with NO amenities other than I get a covered parking spot, 2 bedroom, 2 bath. What does one do? $350 a month increase. This is crazy.

The simple solution who sold the house in the past 2and 1/2 years after COIVD should pay 20% of tax from the house selling and give to the buyer. That will quick fix for the housing market and sellers will learn the hard lessons!! It’s a criminal the government should act quickly to normalize the house market some area still over priced I saw 1 house property history sold in 2015 487k 2017 sold 430k 2029 sold 517k in 2023 sold 815k most house in this area the same tragedy!! We can imagine the people who bought 815k going through UNBELIEVABLE it’s a criminal. The government should save the working families lives 🛑🛑🛑🛑🙅🏼‍♂️🙅🏼‍♂️🙅🏼‍♂️🙅🏼‍♂️

Been trying to sell my house in the 305 for almost 5 months. The level of manipulation an lies from realtors and developers is real. I had to be wearing a bullet proof gear for every-time I have to answer to their demands. I ended up not selling my house, and I will go by owner from now on!

It's all about generating business so the banks/ Lenders keep making profits. They will lie to us to make us think we are making the right decisions when it comes to buying real estate. Michael is absolutly correct about all the things he talks about. The old saying goes like this. Sharks are no longer in the ocean there on land. Australia has a very manageable problem when it comes to a wealthy Rio Tinto / BHP / USMIC stock owning, property investor class that inhabits mostly acreages in bushy, hilly, leafy outer suburbs, 15km+ out of the CBD. To any Brisbane based tent dwellers interested, especially if unemployed, there is a nice area in PULENVALE called McCASKILL ROAD PARK. It's located next to an IGA and the HITCHING POST BAR + GRILL, where you have facilities. The Park has equipment that can be used for exercise.

In my area, Atlanta, houses are still being listed at DOUBLE what they were just a few years ago. As far as I know, people's salaries haven't doubled in 2 years. There are people believing the lies and buying and becoming house poor. It's an absolute disaster waiting to happen. I thought prices would have decreased right now, but it takes time to get into financial ruin - which will happen to many - just a matter of time until massives amounts of foreclosures hit the market.

Best thing I have ever done and against all media advise I paid off my house and all other debts in 2018 through application of iron fist financial planning. It has been the most wonderful years since that time. Cost of living is only going up and would make it even more difficult to do what I did back then today. The property, income taxes will all go up in the near future to cover all crazy congress spending . Morgage tax deduction significance was being phased out about the time I was paying off the mortgage anyways. Generally observing people around me they look through some veird glass in which they vastly overestimate thier actual after tax incomes and vastly overspend because others do the same ...heard stupidity or something...

Hey Michael. With a 820 credit score I just got a notice in the mail from The Home Depot Consumer Credit Card Dept. It states - We are changing your Agreement Terms and replacing it with a new agreement which you can decline. Due to changes in market condition all new purchases after 3/19/24 will be at 29.22%. WTF! Insane. Contractors and everyday ppl are about to dry heave up a lung.

Saying you are a financing expert when you are trained in economics and business, despite being able to teach finance, is part of the problem in the United States. Andrés received a BA in Economics from Brandeis University and a Ph.D. in Economics and an MBA from The University of Chicago Booth School of Business.
Now all those professions deal with money, but banks financing, from the original regulations, the current “guidelines” in use (sort of) is a whole other animal. If doctorates in economics had a clear understanding of what financing is actually doing, at any one time, we would never be financially unstable as individuals, businesses or a nation. Finance has only one goal, create debt instruments, and insure against losses. They never want to contract lending, sometimes they are forced to slow down (never a good sign), but debt instruments are their business.

If you have a fixed rate on your mortgage, they will find the excuses to increase something else ( HOA, other insurances, etc...). Someone will have to stop all these impositions. Lenders, realtors, HOA, and builders they all lie in order to benefit/profit as much as possible.
