ОтветитьThe debt to equity on AMT is a massive 750% + and is more than 12x Realty Income and 5x Enbridge (a heavily leveraged mid stream business) Those are crazy numbers. I am sure this is turning off a lot of analysts.

ОтветитьNLY for the cash. Yes, its a mortgage reit and not an equity reit. Yes, there are risks due to leveraging and interest rates. Most of its holdings are backed by full faith & credit and it has a great flow of cash even in hard times

ОтветитьA 1 to 2% rent increase a year with NNN is a disaster in a higher-rate environment. If the REIT wants to sell a property with a long lease with a rental increase of only 1 to 2% a year and the new buyer is stuck with that rate for years and years to come and all nearby properties are able to raise rents at 5 to 6% yearly that new buyer is going to pay only about 40% of what the property is worth, depending on the length of the lease.
If inflation stays high the price of this REIT is only going down.
People liked buying properties housing big names but that day is ending with those big names locked into low rental increases in a rising rental environment.
AMT is a far different story.

More than 80% of my portfolio are reit companies.I think they are very discounted in that moment and i still invest in them.Beside AMT and NNN , i own ADC,ARE,CCI,CTO,DLR,ESS,MAA,MPW,O,PLD,SPG,STAG,VICI,WPC. In my short watchlist is KRC now.I also like PINE but they have external management.(CTO).
