ОтветитьTerrible math. Making egregious calculation errors that are off by an order of magnitude discredits the entire video.
ОтветитьBroo if you noi is 10k per month it is 120k per year at 6 cap, then your property is 2 milion. But if you have a 1.66 mil property at 6 cap them your yearly income after expenses is around 8300 per month or about 100k a year. If you paid 400k at 6 % your income is 24k and 3% of the 1,270,000 is 38k, and you pay them 38k too. So it is 62k for you and 38k for bank. About 5k a month for you.
A 711 convinience store pays you 50k a year and its probably 300k investment. With 1.5 million i can have 5 of them which would pay me 250,000 a year, 5 times more
How is nobody talking about the fact that NONE of his calculations included the actual payment against the principle??? All of his examples had $X NOI but when he ran the percentages of return, he did so ONLY against the interest on the loan and never considered the actual total payment to the bank that is interest + principle. Pretty much every example he gave would actually have a negative cash flow when you consider mortgage payments as well as interest.

ОтветитьA lot people I talk with, think the cap rate is only theory, and not applicable or not a variable that can be changed. If you pay less, then the cap rate will increase, which means, your return will increase, the cap rate is very simple to understand but understood by a few.

Everyone I met opened my door and paid for me in each place we went and got me car rides to my hotel, to my plane, to the roof top parties we went to…etc. Some lived there on 6th & 7th Avenue, so I got to see first hand what the apartments looked like, the space they were paying for in that location which was very interesting to me as well as the mindset of many who lived there and why they chose to or if they wanted to leave. Either way, I loved New York in Manhattan!!! 😁❤️⭐️

ОтветитьI stayed at Park Place due to its name and I was thinking Monopoly then too! There are a few things I would have upgraded in that Hotel and I would still stay there again regardless! Fabulous location and fantastic service when I was there a few years ago, in October, at a dating/relationship conference, which is one of the best times of year to be there. Super fab place!
