It has walkability. There's a few areas that have some streets that have an incline, but it's mostly level which is nice for someone who uses a mobility device. Exceptionally clean. No trash, graffiti and only occasionally do you see a rouge shopping cart. Even the older areas are very nice. Close to everything. Traffic flows well despite being the 3rd most populous city in Orange County. Even though it's expensive, it has the most amount of affordable rentals of any city in the OC. They're designed to blend with the architecture so they don't stand out as low cost. Many residents aren't even aware. Nice place to live.

I lived in Irvine myself and I can tell you it is the closest to perfection a city can get. It's mainly shopping, working, living and tech there. It is also popular for UC Irvine & expensive.
