75% mortgage on a buy to let? With the changes to taxation over recent years, I would be surprised if you make any money at all on the rent, after Income Tax. Especially if you're a higher rate taxpayer from your car business.

Then there's Capital Gains Tax to pay and now, virtually no annual Capital Gains Tax exemption. Your total, net of tax returns might not be worth all of the trouble.

Hi mate , just bought my second buy to let property 3 bedroom , but here in Kent they cost around 350k . Next deal is probably gonna be much smaller property difficult to save again 25% deposit + 3% stamp duty of a 350k property . I'm a small business owner . Thanks for sharing your experience . Very interesting to listen to your take on properties as someone on the other side of investing - the stock market. Doing this sort of thing has interested me for a while and it'd certainly be nice to do work that doesn't just involve a desk, day-in, day-out. BTW, no need for calling stock brokers anymore- it's all online and way easier than you might think to actually buy a stock (just avoid Halifax- they're a rip-off when foreign currency comes into it). The main time-consumer is the research. Good luck to you!

Grew up in Marbella (schooled at EIC and Aloha College Marbella) from the north I’m a professional property investor (portfolio of 24 currently in and around warrington and 1 in spain our place) and a complete car nut…. Hi Matt, Love both channels. I'm struggle a bit with the idea of being a landlord as an investment. What happens when you want or need to "cash out"? I wouldn't necessarily want to bring that news to an occupying family. How would you broach that and the upset that might cause them? Don't mean to put a downer on it but it's not like closing a bank account? It's where my financial decisions impacts on others that gets me

The real value add is his ability to DIY renovate and have family to help. If you paid someone to gut a house for you and renovate the numbers won't add up. Shows you skills and hardwork create value.

Property is falling in price everywhere and you can get 6% yield fixed rate in a bank with no hassle. It is just not worth doing anymore.

Unfortunately I will have to disagree with what you mentioned about getting a mortgage in the UK. The process of getting a mortgage is just so easy and smooth, completely painless and is all done online. I guess you only say the opposite as you never lived abroad and you don't have anything to compare to, getting a mortgage in other countries within Europe is just a nightmare and I am speaking from experience.

Watching this down in the South East is painful haha :-)

Nice! Im looking to start something like this. So as long as you can put down 25 percent deposit will the bank lend you money , and secure it against the property itself?
Or is it always secured against you personally? In which case surely there qould come a point where they would say no more!
Can you just keep having buy to let’s, as long as you put 25 percent down?

Matt, thanks for mentioning about the difficulty about getting a mortgage when you take no or minimal wages from the company as you reinvest the profit to grow it, it is such a pain.

When you say i put this down on it and spent this on it 😅 where you getting all the money you need to do this and that.

I'm a new subscriber and trawling through both channels. I'm assuming the idea is to build up a number of videos and other collateral for a property course, similar to your motor trade offering? Audience building along the way? May I recommend publishing a book in each area? Might be a good option as well as courses, YT and other social media. Can publish an ebook, paperback and audiobook. Also shows you as an authority figure in the area of knowledge. Learning from your mistakes, buying process in the UK, landlord pitfalls, case studies etc. Just a thought, great content! Thanks!

I am of the opinion that your "today prices" are very out of touch with the reality of the current market and where its heading.

would you not pay yourself a 13k salary from one of your businesses as a consultant/admin role and maximise your tax free allowance, pay NI and then everything else then sits in the business on capital gains, or business rates, dividends etc
