75% mortgage on a buy to let? With the changes to taxation over recent years, I would be surprised if you make any money at all on the rent, after Income Tax. Especially if you're a higher rate taxpayer from your car business.
Then there's Capital Gains Tax to pay and now, virtually no annual Capital Gains Tax exemption. Your total, net of tax returns might not be worth all of the trouble.
Love watching your life!!A man with a vision!!!!Go on like you re doing
ОтветитьLove your car vids , didnt know ur into prooerty too, just found you, lol, love the format you use in reviewing cars and its great in property, regarding deposits, Now refinance 75% equity of of the few youve got, (liquidity), b4 they drop, n wait for crash, then buy another 4 , good luck, love channel👍😎
ОтветитьWhere's the next video!!!!
ОтветитьVery interesting watch! Great video
ОтветитьDo you live in one of these or have you bought a personal property too!?
ОтветитьCurious how much do the interest rate hikes effect your business? I’d be scared of that myself. Thanks!
ОтветитьHi mate , just bought my second buy to let property 3 bedroom , but here in Kent they cost around 350k . Next deal is probably gonna be much smaller property difficult to save again 25% deposit + 3% stamp duty of a 350k property . I'm a small business owner . Thanks for sharing your experience . Would be lovely to go for a coffee and have a chat . All the best mate . 👍
ОтветитьYou look remarkably similar to the bloke who convinced me buy a 640d 9 months ago.
Car ain't skipped a beat. 🤜🤛
Very interesting to listen to your take on properties as someone on the other side of investing - the stock market. Doing this sort of thing has interested me for a while and it'd certainly be nice to do work that doesn't just involve a desk, day-in, day-out. BTW, no need for calling stock brokers anymore- it's all online and way easier than you might think to actually buy a stock (just avoid Halifax- they're a rip-off when foreign currency comes into it). The main time-consumer is the research. Good luck to you!
ОтветитьBuying all these houses off coffin dodgers 🤣🤣🤣
ОтветитьThere’s a lot of similarities. Grew up in Marbella (schooled at EIC and Aloha College Marbella) from the north I’m a professional property investor (portfolio of 24 currently in and around warrington and 1 in spain our place) and a complete car nut…. Living back in Spain now in El paraiso. Great investing journey. 👍
ОтветитьHi Matt, Love both channels. I'm struggle a bit with the idea of being a landlord as an investment. What happens when you want or need to "cash out"? I wouldn't necessarily want to bring that news to an occupying family. How would you broach that and the upset that might cause them? Don't mean to put a downer on it but it's not like closing a bank account? It's where my financial decisions impacts on others that gets me
ОтветитьMatt your a very interesting person ...u never been afraid of HARD work so I guess the property back ground help from mum/dad..got u ready , hungry for the property game lol , very true and genuine spin on your journey so far ...so hopefully from 2018 to date its heading UPWARDS ..never settle for second best/always live that dream and don't just dream it .. sounds like you saved £35k re deposits .. family sound so helped you along the way..... hard work seems to be paying off for you along with your car sales original business 💯% true video and content .. onwards / up ... never look back Mat 👌✌🦾.. stress beats normal life .. during your last 5 years .. maybe you could do a car one like this & video on your other businesses to get you to where u are now .. cheers Mat
ОтветитьA couple of months chill never happens.
There’s always a deal around the corner.
The true stress only goes when you scale down and buy cash
The real value add is his ability to DIY renovate and have family to help. If you paid someone to gut a house for you and renovate the numbers won't add up. Shows you skills and hardwork create value.
ОтветитьProperty is falling in price everywhere and you can get 6% yield fixed rate in a bank with no hassle. It is just not worth doing anymore.
ОтветитьUnfortunately I will have to disagree with what you mentioned about getting a mortgage in the UK. The process of getting a mortgage is just so easy and smooth, completely painless and is all done online. I guess you only say the opposite as you never lived abroad and you don't have anything to compare to, getting a mortgage in other countries within Europe is just a nightmare and I am speaking from experience.
ОтветитьWatching this down in the South East is painful haha :-)
ОтветитьWhere are the guys getting all their capital from?
ОтветитьFascinated to understand how you are managing these interest rate changes
ОтветитьLove the intro logo it's really well done.
ОтветитьI’d like to refurb and rent/sell relatively cheap property and I’m from Manchester, come on Matt let’s join forces!
ОтветитьHow much was the stamp duty on the first property? If you don't mind me asking.
ОтветитьNice! Im looking to start something like this. So as long as you can put down 25 percent deposit will the bank lend you money , and secure it against the property itself?
Or is it always secured against you personally? In which case surely there qould come a point where they would say no more!
Can you just keep having buy to let’s, as long as you put 25 percent down?
Parasite
ОтветитьI've spent the past 20 years as a landlord and flipping houses. I've made a fair few quid. But it's a tough market now to make money in.
ОтветитьLooks awsome just a bit more slow as it looks the machine is reading it ;)
ОтветитьMatt, thanks for mentioning about the difficulty about getting a mortgage when you take no or minimal wages from the company as you reinvest the profit to grow it, it is such a pain.
ОтветитьWhen you say i put this down on it and spent this on it 😅 where you getting all the money you need to do this and that.
ОтветитьI can't get my dad to change the nappy of his grandchild. Bone idle f**ker.
PS - you paid £44k for a future building plot, not a double garage ;)
I don’t understand not knowing how much salary you’re taking. How do you pay the right taxes?
ОтветитьI'm a new subscriber and trawling through both channels. I'm assuming the idea is to build up a number of videos and other collateral for a property course, similar to your motor trade offering? Audience building along the way? May I recommend publishing a book in each area? Might be a good option as well as courses, YT and other social media. Can publish an ebook, paperback and audiobook. Also shows you as an authority figure in the area of knowledge. Learning from your mistakes, buying process in the UK, landlord pitfalls, case studies etc. Just a thought, great content! Thanks!
ОтветитьInspiring
ОтветитьI just wanted to say that the way the laptop screen and your t-shirt combine in the thumbnail for this video makes it look like you're wearing a uniform from Star Trek.
ОтветитьI used to do work for a motor trader, he told me that he never made real money from the cars but they enabled him to do the houses. Keep up the good work 😊
ОтветитьFunny how your old mate turned up now you’ve got a few quid . Good luck mate 🙏🤞🏼
ОтветитьHi Matt, the nice thing is that you can take a dividend which is tax free ! You are a smart guy ! That’s why I would be happy to invest with you !! Just let me know 👍🏼
ОтветитьDecent watch this mate. Should come to our firm for your conveyancing work 😂👍
Ответить18 months to get out of property before labour charge 60%+ Capital gains tax. Starmer openly said they will be going for cash cow landlords
ОтветитьI am of the opinion that your "today prices" are very out of touch with the reality of the current market and where its heading.
Ответитьwould you not pay yourself a 13k salary from one of your businesses as a consultant/admin role and maximise your tax free allowance, pay NI and then everything else then sits in the business on capital gains, or business rates, dividends etc
ОтветитьGood, helpful advice but jeez don't zoom in and out every time you finish a sentence! :P
ОтветитьWhen you will be featured on Homes under the Hammer?
ОтветитьVery inspirational 👏🏻 I’ve often thought of doing something similar except I’m broke 😏😆
ОтветитьDo you buy your rental properties via a limited company?
ОтветитьWhat's your other channel called?
ОтветитьMortgage rates are double/triple what they were just a short time ago, will the houses still be cash flow positive when the fixed rates end?
ОтветитьSubbed to this channel too!
Q: do you buy your BTL homes under a limited company?
And do you buy them as interest-only or pay it off?
