I am shopping for relo here as a digital nomad + retired reservist from Tenn. One of the biggest reasons is the cycling scene I heard.. not just the loop I been reading about, but also the frequency of group rides, amount of routes, hill climbs, warm winter season, etc, and some pros even moved here to train. Location wise, it's also cool to be close to the Mexico, then 5-6 hours to CA, Vegas, Grand Canyon, etc. Cost of living looks reasonable, and since DM AFB is there, I can also take advantage of their commissary for groceries. Another bonus, I love eat pho and Thai food and I see there are plenty there on the map. The thing I am concerned is the hot summer... i wonder if it's easy to airbnb out your house during those hot summer months..

Depends on what you're talking about because when you go to a grocery store you can use coupons and their apps to save a bunch of money which then would offset the cost of anything else and then you'd be able to actually pick your own groceries. The cost of living in Tucson has doubled after covid and it's because people didn't stop it from happening we don't have any bills or laws being put in place or being voted on to stop the rise of rent cost and electricity cost and utility cost. There is no way that you should go from paying $500 to almost $1,000 for a one bedroom as if this is Phoenix. What they are trying to do is make a regular kind of rent for major cities but Tucson is not that kind of major city. Phoenix is that city, but even their rent used to be like 1100 for a two-bedroom and now it's like 1900 or over $2,200 because people moved from California and States like that to places like Arizona and they're used to paying way more so they're comfortable paying these new higher rates which then controls a society that they barely moved into but pushed the rates up almost double. Meanwhile the pay hasn't gone up except what was planned when they voted for the rise.

I use Trico for my electricity not TEP, which is probably why I was SHOCKED by your electric prices during the summer! My home is newer and only around 1400 sq ft, but still the difference would have me questioning TEP. You estimated anywhere from $300 to $500 a month just for electricity, yet in the six years I've lived in my home, even during the middle of summer, I've never paid more than $125 a month for electricity. During the winter it's around $75. w/s/g/g averages around $90 a month. Happy I am in Trico area! :-)

Would love an updated version of this talk. I’m in the first phase of looking for a place in Tuscon, but I’m at the low end of the price range. $200k is my budget. Hoping to find a condo in or very near the foothills. I’m an avid cyclist. This would be a winter residence. Looking for help from a broker that knows the cycling landscape intimately

Great video, but those utility costs seem high. You mentioned winter and summer($400!!) but not the shoulder seasons when they are normally very low. Also, people don't seem to consider energy usage when buying anymore. Big homes, pools, and high ceilings dramatically increase cooling loads. I live in Catalina Foothills, in a 1500sf detached adobe style townhouse (with great views) which I own outright (all electric) and pay $64.98/mo for electricity year round. I am on the TEP Go Solar plan, which allocates power from their solar plant, and I have been at the same rate for 4 or 5 years because they don't increase it if you stay within +/- 15% usage from your original baseline. Water varies between $45-65/mo. Internet is $40 from Xfinity (promo). T-mobile cell service is $70. So my ENTIRE utility costs, including my cell service, are around $220-240/mo, year round, depending on water usage. Taxes are low at under $3K/yr for my 40 year old home. My cost of living here is almost half what it was in Portland!

I also second the point made by the person about The Loop bike path, which is a huge asset and a great way to get around town without having to encounter cars and traffic. Totally agree about the high costs of eating out - better to cook at home here.

You are entirely right about getting a loan for solar. But the other option not mentioned in the video is to pay for solar out of pocket. I did that and it has been great.

Love the video! I would have liked to hear about SunTran in the inner city in the Transportation section. Unless you're going across town, if you're within the main city of Tucson, the bus rides are like.. 20-40 minutes max and Google Maps works very well in telling you where you need to go and how. By far the best way to go to Downtown.

You have such a great presence. We are “thinking” about leasing a place near Sabino Canyon area. Seems fair, but we live on a homestead within a state forest near the Cdn border which we built in 1984. Never had a mortgage. Never wanted one. Can’t believe the cost of everything. Too much easy money out there.

So. Maybe we could contact you when we visit Tucson after Christmas. I was born and raised in Arizona and still have many friends and relatives there.

You are funny and clear.

Btw. We’ve been off grid since the get go. Solar. Yes. Since 1984. In the great white north.

So a house is 375 thousand and you pay it for a period of 30 years essentially paying a total of 1 million 125 thousand dollars (3 times its priced value). You pay for an already insanely high priced home an additional 3 quarters of a million ($75000) and yet nobody thinks that is a fraud? When are you all gonna start protesting against these laws? How many lifetimes of slavery do you need to pay all of this?

Don’t move to Tucson unless you have to. If you’re coming hee PCS choose a place outside the county. Traffic is light on I-10 and makes for an easy commute. I go to the DM BX and commissary and it’s a quick drive. It also keeps you out of the dirty, filthy city known as Tucson. If you have to live in the county, try Vail otherwise it’s wiser to live on the outskirts of town. Remember this, Tucson is a very liberal city and the politics are right down there with California. Oh and stay strapped.

Great video! I just moved to Tucson and agree 100% with your review. Very honest and spot on! Excellent review on Solar as well. When we sold our home in California had solar! And again, everything you said about the solar financing is correct! Now that we are settled in, we love it here in Tucson, we are up in Corona De Tucson. Again, great video, thanks!
